North Haledon, NJ Real Estate Guide: Buy, Sell & Rent

October 17, 2026•5 min read

North Haledon is a hillside borough in northern Passaic County, covering about 3.5 square miles along the Bergen County line, with 8,927 residents counted in the 2020 Census. It is a separate municipality from neighboring Haledon, with its own government and its own elementary school district. Its housing is overwhelmingly single-family and owner-occupied. Here's what you should know before you buy, sell or invest in North Haledon.

Why People Choose North Haledon

Open land is a big part of the borough's appeal. North Haledon shares part of the High Mountain Park Preserve with Wayne. The preserve covers nearly 1,300 acres, has trails maintained by NY-NJ Trail Conference volunteers, and on a clear day its summit has a view of New York City. William Paterson University's campus also reaches the borough's edge. The university lists Oldham Pond, next to its Alumni House, and Buttermilk Falls among the natural features located in North Haledon.

The borough is also well placed. It borders Haledon, Hawthorne, Prospect Park and Wayne in Passaic County and Franklin Lakes and Wyckoff in Bergen County, so shopping, services and commuter routes in both counties are close by. North Haledon was created as a borough in 1901 from part of the old Manchester Township.

Getting Around

  • Car: No interstate, U.S. or state highway runs through North Haledon. County roads carry most traffic: High Mountain Road (County Route 677), Belmont Avenue (CR 675), North Haledon Avenue (CR 664) and Squaw Brook Road (CR 671). Route 208 runs through neighboring Hawthorne, Wyckoff and Franklin Lakes and links to Route 4 and I-287.
  • Train: The borough has no rail station. The closest option is Hawthorne station on NJ Transit's Main Line, which runs to Hoboken Terminal.
  • Bus: NJ Transit Route 703 starts in neighboring Haledon and runs through Paterson to East Rutherford.

Housing Types

North Haledon is a homeowner town. Census figures put the owner-occupancy rate at about 94%, across roughly 3,100 housing units. The borough's zoning code limits its residential districts (RA-1, RA-2 and RA-3) to one-family dwellings, with one home per lot. That makes detached single-family homes the core of the market.

The code also has separate townhouse zones, including a Residential/Multifamily Townhouse (MFTH) zone, so attached townhouse units are part of the mix. Two-to-four family homes are rare here.

Buying a Home in North Haledon

Most buyers here are choosing among single-family homes, with townhouses as a smaller alternative. A few things we help buyers check:

  • Legal use: Because the residential zones allow one-family dwellings, we confirm that any accessory apartment or extra unit is legal before you count on it. If you're using an FHA loan on a two-to-four family property anywhere, you can buy with a low down payment as long as you live in one of the units.
  • Hillside lots: Where a lot is sloped, it matters that the zoning code includes a steep-slopes article and rules on moving soil if you plan an addition, a pool or regrading.
  • Flood maps: The borough has a floodplain management ordinance. We check FEMA maps and insurance needs for every property before you make an offer.
  • Townhouse associations: Review monthly fees, reserves and any special assessments.
  • Property taxes: We pull the current tax figure for every home you're considering so you can budget accurately.

Selling Your North Haledon Home

In a borough this size, pricing has to account for each property's lot, slope, condition and updates, not just square footage. We prepare a free comparative market analysis using recent North Haledon sales and comparable nearby areas where needed. Then we market your home across every MLS and online channel, reaching buyers looking in both Passaic and Bergen counties.

Renting and Investing in North Haledon

The rental market is small, since most homes are owner-occupied. Landlords should know Chapter 463 of the borough code. It requires every rental unit to be registered and licensed every year and at each change of occupancy, and it requires a satisfactory inspection before a new tenant moves in. For investors, opportunities usually mean single-family homes. We help you run realistic numbers on taxes, insurance, maintenance and rent before you buy, and we help landlords price, market and screen tenants.
