Haledon, NJ Real Estate Guide for Buyers, Sellers & Renters
Haledon is a compact Passaic County borough of about 1.2 square miles on the northern edge of Paterson, with 9,052 residents counted in the 2020 Census. It is a separate municipality from North Haledon, its neighbor to the north, with its own government, schools and zoning. Haledon is known for its labor history, a mostly older housing stock and a Belmont Avenue corridor the borough is planning to reshape. Here's what you should know before you buy, sell, rent or invest in Haledon.
Why People Choose Haledon
Location is a big part of the appeal. Haledon sits right next to Paterson, so the shops, jobs and transit of the Paterson area are close by, and William Paterson University's campus sits just over the line on Pompton Road in Wayne.
The borough also has a notable place in American history. Haledon was incorporated in 1908 from part of the old Manchester Township. During the 1913 Paterson Silk Strike, the borough's mayor allowed labor organizers to hold meetings at the home of Pietro and Maria Botto, silk mill workers who built their house in 1908. Striking mill workers gathered there for nearly six months. Today the Botto House is a National Historic Landmark and home to the American Labor Museum.
Getting Around Haledon
- Bus: NJ Transit Route 703 runs between Haledon, Paterson and East Rutherford. Route 744 (Passaic – Paterson – Wayne) also serves the area and runs to William Paterson University.
- Main roads: Haledon Avenue and Pompton Road carry County Route 504 east to west through the borough, and Belmont Avenue (County Route 675) runs north to south.
- Rail: Haledon has no train station of its own. We'll map bus connections and drive times to your workplace for any home you're considering.
Neighborhoods and Housing Types
Haledon is small enough that what sets one home apart from another is usually its age, its type and its zoning rather than a named neighborhood. A few things shape the market:
- Older homes: According to the borough's Master Plan, as cited in its Belmont Avenue Redevelopment Plan, more than 70% of Haledon's homes were built before 1970.
- A large rental share: Census estimates show a little under half of Haledon's occupied homes are owner-occupied, so rentals are a major part of the housing stock.
- Belmont Avenue corridor: The Belmont Avenue Redevelopment Plan covers about nine acres in three sections along the avenue. It allows mixed-use buildings with apartments above ground-floor shops, restaurants, offices and services, with a goal of a walkable downtown.
Buying a Home in Haledon
Haledon offers single-family homes and multi-unit properties. If you're using an FHA loan, a two-to-four family property can be bought with a low down payment as long as you live in one of the units, and the rent from the other units can help with the mortgage.
A few things we help buyers check:
- Older-home inspections: With so much of the housing built before 1970, look closely at the roof, electrical, plumbing, heating and any past renovations.
- Certificate of Occupancy: The borough requires a Certificate of Occupancy for every property sale and rental. It is issued only after building, electrical, plumbing and fire inspections, so we build that into the closing timeline.
- Zoning and redevelopment: If a property sits on or near Belmont Avenue, we'll check whether it falls inside the redevelopment area and what that means for its future use.
- Property taxes: We pull the current tax figure for every home you're considering so you can budget accurately.

Selling Your Haledon Home
Selling in Haledon means planning for the borough's resale Certificate of Occupancy inspections early, so repairs don't delay your closing. Pricing depends heavily on the property type: an owner-occupied single-family and an income-producing multi-unit attract different buyers. We prepare a free comparative market analysis based on recent sales of homes like yours, then market your home across every MLS and online channel.
Renting and Investing in Haledon
With a large share of homes rented, Haledon has an active rental market, helped by its bus links and its location next to Paterson and William Paterson University. Landlords should know the borough's rules up front: a Certificate of Occupancy is required for each rental, and the borough offers online landlord registration. For investors, we help run realistic numbers on taxes, insurance, condition and rent before you buy. We also help landlords price, market and screen tenants, and help renters find units that fit their budget and commute.
