Prospect Park, NJ Real Estate Guide: Buy, Sell & Rent

October 17, 2026•5 min read

Prospect Park is a compact borough in southern Passaic County, covering less than half a square mile between Paterson, Haledon, North Haledon and Hawthorne. The 2020 Census counted 6,372 residents. Incorporated in 1901 from part of the former Manchester Township, it is a largely residential town whose biggest story is the future of its former quarry. Here's what to know before you make a move in Prospect Park.

Why People Choose Prospect Park

Size is a big part of the appeal. The borough's main shopping and business streets are its two commercial corridors, North 8th Street and Haledon Avenue, and its borders run right up against Paterson, Haledon and Hawthorne. The borough's southeastern edge follows the Passaic River, along a stretch of the Passaic River Scenic and Historic Byway.

The town also has an unusual piece of land in its northern section. The Prospect Park Quarry opened in 1901, and mineral specimens from it are held by the Smithsonian and the Paterson Museum. The quarry site covers about 78.5 acres, more than a quarter of the borough's land. The borough designated it a redevelopment area and adopted a plan in 2017 calling for a mixed-use, pedestrian-oriented community with parks and a new town center at the end of an extended Planten Avenue. The borough's 2021 master plan reexamination reported that extraction had stopped, reclamation was underway and the project was moving slowly.

Getting Around

  • Bus: NJ Transit's 744 bus runs along Haledon Avenue, with stops in Prospect Park, and connects to Paterson, Passaic and the Preakness Shopping Center in Wayne.
  • Train: The closest rail stations are in neighboring towns: Paterson and Hawthorne, both on NJ Transit's Main Line, which runs to Hoboken with a transfer at Secaucus Junction.
  • Car: Haledon Avenue (County Route 504) forms part of the borough's border, and North 8th Street (County Route 657) and North 6th Street (County Route 652) are the other main county roads.

Neighborhoods and Housing Types

Prospect Park is too small for named neighborhoods. The 2020 Census counted about 2,000 housing units. The borough's planning documents refer to its single- and two-family homes and describe the housing stock as older. A few zoning districts shape what can be built:

  • VCR (Village Commercial Residential): Covers North 8th Street between Planten and Fairview Avenues, where ground-floor businesses and housing can mix.
  • B-C (Community Business): Covers Haledon Avenue and parts of North 8th Street.
  • Quarry redevelopment area: Governed by its own redevelopment plan rather than standard zoning.

The borough has also adopted a redevelopment plan for a site on North 8th Street and flagged other properties on Fairview and Haledon Avenues for study.

Buying a Home in Prospect Park

Two-family homes are a common way into the market here. If you're using an FHA loan, a two-to-four family property can be bought with a low down payment as long as you live in one of the units, and the rent from the other unit can help with the mortgage. A few things we help buyers check:

  • Older-home inspections: Look closely at the roof, electrical, heating, plumbing and any past conversions or additions.
  • Borough certificates: The Housing Department handles Certificates of Compliance and Occupancy. We'll confirm what's required before closing.
  • Property taxes: We pull the current tax figure for every home you're considering so you can budget accurately.

Selling Your Prospect Park Home

In a borough this small, truly comparable sales can be limited. We prepare a free comparative market analysis using sales of homes like yours, drawing on nearby towns when needed, then market your home across every MLS and online channel.

Renting and Investing in Prospect Park

Census estimates show that most of Prospect Park's homes are renter-occupied, so the rental market is a large part of the local picture. The borough's Housing Department handles property registration and lead inspection requests for rentals. We help investors run realistic numbers on taxes, insurance, condition and rent before they buy, and we help landlords price, market and screen tenants for their rentals.

Local Landmarks and Amenities

  • Hofstra Park, about 22 acres donated to the borough, with a turf soccer field with lights, baseball and softball fields, basketball and tennis courts, a pavilion and a spray park
  • Prospect Park Quarry redevelopment site
  • Passaic River Scenic and Historic Byway along the borough's southeastern edge
  • Public schools: Prospect Park School District for the lower grades, with high school students attending Manchester Regional High School
