Hawthorne, NJ Real Estate Guide: Buy, Sell & Rent
Hawthorne is a Passaic County borough of about 19,600 residents as of the 2020 Census, set on roughly 3.3 square miles at the county's northeastern edge. Created by the New Jersey Legislature in 1898 from part of the old Manchester Township and named for novelist Nathaniel Hawthorne, it sits right on the Bergen County line, with its own NJ Transit train station, an Olmsted-designed county park running through town and a Lafayette Avenue business district the borough is actively reinvesting in. Here's what to know before you buy, sell, rent or invest in Hawthorne.
Why People Choose Hawthorne
Location is a big part of it. Hawthorne borders Paterson, Prospect Park and North Haledon in Passaic County, and Fair Lawn, Glen Rock, Ridgewood and Wyckoff in Bergen County. That puts shopping, jobs and services in two counties within a short drive, while the borough keeps its own downtown, train station and parkland.
The downtown is getting attention. In 2021 the state Department of Community Affairs designated the Hawthorne Gateway Area as a Neighborhood Preservation Program district, and the borough has a multi-year revitalization plan covering 64 storefronts and the surrounding blocks. Improvements so far include a four-sided street clock at Diamond Bridge and Lafayette avenues, hanging flower baskets along Lafayette Avenue, repainted crosswalks and a mural at the May Street municipal pool. The Hawthorne Chamber of Commerce also runs a farmers' market and an annual Restaurant Week.

- Local bus: NJ Transit route 722 provides local service and stops at Hawthorne station.
- Car: Route 208 is the main state highway through the borough, and County Route 504 also crosses town.
Neighborhoods and Housing Types
Hawthorne counted about 7,900 housing units in the 2020 Census, and the Census Bureau's American Community Survey estimates that about 69 percent of occupied homes are owner-occupied. Goffle, North Hawthorne and Van Winkle are place names within the borough. The zoning code gives a good picture of the housing mix:
- Single-family homes: The borough's lowest-density residential zones are reserved for detached single-family houses.
- Two-family homes: Hawthorne's R-2 zone permits two-family homes, both detached and semi-attached, alongside single-family houses. A two-family is a popular way to have rental income help cover the mortgage.
- Townhouses: Townhouse development is permitted in the borough's R-5 zone, offering an option between a condo and a detached house.
- Garden apartments and apartment buildings: The R-3 and R-4 zones allow medium-density apartments and garden apartment complexes.
Newer zones, including the Schoon Avenue Redevelopment Zone and a housing overlay district, allow additional multifamily and income-restricted housing. We keep track of what is approved and under construction so buyers and renters know what's coming.
Buying a Home in Hawthorne
Hawthorne gives buyers a few different paths: a single-family house, a two-family that produces rental income, or a townhouse or condo with less upkeep. If you're using an FHA loan, a two-to-four family property can be bought with a low down payment as long as you live in one of the units.
A few things we help buyers check:
- Legal unit count: Two-family homes are permitted only in certain zones, so we confirm the legal number of units and the certificate of occupancy before you make an offer.
- Inspections: We pay close attention to heating systems, electrical service, plumbing, roofs and drainage on every home, especially older ones.
- Association details: For townhouses and condos, we review monthly fees, reserves and any planned special assessments.
- Property taxes: We pull the current tax figure for every home you're considering so your budget is accurate from the start.

Selling Your Hawthorne Home
Hawthorne sellers can reach buyers coming from both Passaic and Bergen counties, plus rail commuters looking for a Main Line stop. How a home is priced and marketed depends on what it is: a single-family house, a two-family with tenants in place and a townhouse each compete against different listings. We'll prepare a free comparative market analysis based on recent sales of homes like yours, then market your property across the MLS and every major online channel.
Renting and Investing in Hawthorne
Renters in Hawthorne can choose from garden apartment complexes, apartment buildings and units in two-family homes. We help renters find a place that fits their budget and commute.
For investors, two-family homes in the R-2 zone and small rental properties are the main opportunity. Before you buy, we'll help you review realistic rents, taxes, insurance and condition so the numbers work from day one. For landlords, we help price, market and screen tenants.
