Wayne, NJ Real Estate Guide: Buy, Sell & Rent
Wayne is a township in Passaic County with 54,838 residents as of the 2020 Census. Routes 23, 46, 202 and Interstate 80 all pass through it, two NJ Transit rail stations sit inside its borders, and it is home to William Paterson University, Willowbrook Mall and a string of lake communities. It also sits where the Pompton River meets the Passaic, which matters for anyone buying near the water. Here's what to know before you buy, sell, rent or invest in Wayne.
Why People Choose Wayne
Highway access comes first. The interchange of Route 23, I-80 and Route 46 sits right in Wayne, and Route 202 also crosses the township. That puts the Meadowlands, Paterson, Morris County and the routes toward New York within a short drive.
Wayne also has more open space than many towns this close to the city. High Mountain Park Preserve covers 1,071 acres in the township and was purchased in 1993 by Wayne Township, the State of New Jersey and The Nature Conservancy, which manage it together. Its trails are open dawn to dusk, with public access from a parking lot at William Paterson University off College Road. The 30-acre Laurelwood Arboretum, a former commercial nursery, is a public park run by the township with the nonprofit Friends of Laurelwood Arboretum, with woodland trails, ponds and hundreds of rhododendron and azalea varieties.
History runs deep here too. The township was organized in 1847, and the Dey Mansion on Totowa Road served as General George Washington's headquarters in the summer and fall of 1780. Today it operates as a museum.

Mountain View station on Erie Avenue is just off Routes 202 and 23. Both stations have limited, weekday-focused service, so check the current timetable against your schedule.

Neighborhoods and Housing in Wayne
Wayne is mostly an ownership market. Census estimates put the owner-occupied rate at about 79 percent of homes, so rentals are a smaller share of the housing stock.
The township's lake communities are one of its signature features. Packanack Lake, for example, was planned as a model community around a man-made lake, opened in 1928 with a dam, clubhouse, beach and roads, and today lists about 1,500 eligible residences in its lake association.
Wayne also has apartment complexes. The township's rent leveling ordinance applies to rental complexes with four or more units, which tells you multifamily rentals are part of the housing stock.
Buying a Home in Wayne
A few checks matter most for Wayne buyers:
- Flood zones: Low-lying areas along the Pompton and Passaic rivers have a long history of flooding, and the township has run several rounds of voluntary flood buyouts, keeping the purchased land as open space. The township's emergency management office points buyers to FEMA flood maps and reminds homeowners that standard homeowners policies don't cover flood damage. We check flood maps, elevation and insurance needs before you make an offer.
- Lake association rules: If a home is in a lake community, we confirm what membership involves, including dues and access to the lake and clubhouse.
- Two-to-four family homes: These are less common in Wayne, but when one comes up, an FHA loan lets you buy a two-to-four family property with a low down payment as long as you live in one of the units.
- Condos and townhomes: For any attached home, we review association fees, reserves and any special assessments.
- Property taxes: We pull the current tax figure for every home you're considering so your monthly budget is accurate.
- Older homes: Homes in the older lake communities date back decades. A thorough inspection and a permit history review are worth the time.

Selling Your Wayne Home
Pricing in Wayne depends heavily on location within the township: lake access, distance to the Route 23 and I-80 corridor, and whether a home sits in a mapped flood area. If your home is near the rivers, having an elevation certificate, flood insurance history and records of any mitigation work ready will answer buyers' first questions. We'll prepare a free comparative market analysis using recent Wayne sales of homes like yours and market it across the MLS and every major online channel.
Renting and Investing in Wayne
With a high ownership rate, rental inventory in Wayne can be limited, so renters should be ready to act when the right unit appears. Landlords should know that Wayne has a rent leveling ordinance, administered by a Rent Leveling Board, that governs rent increases and notice requirements in complexes of four or more units. Smaller buildings are exempt. Before you buy, we'll help you review realistic rents, taxes, flood insurance and any rent leveling rules that apply so the numbers work from day one.
