West New York, NJ Real Estate Guide for Buyers, Sellers & Renters

October 17, 2026•6 min read

West New York is a Hudson County town of just under 53,000 people as of the 2020 Census, packed into about one square mile of land on top of the Palisades and down along the Hudson River. Clifftop high-rises, waterfront condos at Port Imperial and blocks of multi-family buildings off Bergenline Avenue give buyers, renters and investors a lot to choose from. Here's what to know before you make a move in West New York.

Why People Choose West New York

Location is the big draw. The town sits directly across the Hudson from Midtown Manhattan, with a light rail station on its southern edge and a ferry terminal just past its waterfront border. Bergenline Avenue, which the town calls its "Miracle Mile," is the main business district, with more than 300 businesses. It's lined with restaurants, bakeries, clothing shops, salons and everyday services.

The town also has a long run of parkland along John F. Kennedy Boulevard East. It sits at the edge of the Palisades and looks out over the river and the Manhattan skyline. West New York was incorporated in 1898 and grew as a manufacturing town. By the mid-twentieth century it was a center of the American embroidery industry.

Getting Around: Commuting from West New York

  • Light rail: The Hudson-Bergen Light Rail's Bergenline Avenue station sits in a tunnel cut through the Palisades on the Union City border. NJ Transit says it serves both Union City and West New York. Trains run south toward Hoboken Terminal and north toward Tonnelle Avenue in North Bergen.
  • Ferry: NY Waterway's Port Imperial terminal in neighboring Weehawken runs ferries to Midtown at West 39th Street, Brookfield Place and Pier 11/Wall Street. The Port Imperial light rail station is next to the terminal.
  • Bus: NJ Transit buses run on Bergenline Avenue and the boulevard, including the 159 between Fort Lee and the Port Authority Bus Terminal in Midtown.
  • Car: Kennedy Boulevard (County Route 501) runs along the town's western edge and Boulevard East (County Route 505) along the cliff. The Lincoln Tunnel approach (Route 495), US 1/9 and I-95 are all in neighboring towns.

Neighborhoods and Housing Types

West New York is one of the most densely built towns in the state, and most of its housing is multi-family. Housing comes in a few main types:

  • Port Imperial waterfront: The Port Imperial community covers more than 200 acres along the river in Weehawken, West New York and Guttenberg. It was redeveloped from industrial land into condominium and rental buildings, and new rental construction is still being added.
  • Boulevard East high-rises: Elevator buildings sit on top of the Palisades along the boulevard. We confirm whether each building is a condo, co-op or rental before you tour.
  • Two-to-four-family homes: Small multi-family buildings are a common purchase in town, for owner-occupants and investors alike.
  • Apartment buildings and mixed-use: Larger apartment buildings, plus mixed-use properties with storefronts and apartments.

Buying a Home in West New York

For many buyers, a condo is the easiest way in, either on the waterfront or along the boulevard. Others look at a two-to-four-family so rent from the other units can help with the mortgage. With an FHA loan, you can buy a two-to-four-family with a low down payment, as long as you live in one of the units.

A few things we help buyers check:

  • Condo and co-op documents: Monthly fees, reserves, special assessments, rental limits and, for co-ops, board approval and financing rules.
  • Rent control on rented units: If you're buying a building with tenants, we'll confirm whether the units fall under the town's rent control chapter before you finalize your numbers (more below).
  • Older-building inspections: Many of the town's multi-family buildings are decades old. Inspections should cover the roof, heating, electrical and masonry.
  • Parking: Street parking is tight in a town this dense. Ask about off-street spaces with any listing.
  • Property taxes: We pull the current tax figure for every property you're considering so there are no surprises.

Selling Your West New York Home

A waterfront condo, a boulevard high-rise unit and a multi-family building each sell to a different buyer and need to be priced on their own comps. For income properties, we help you get rent rolls, leases and rent control paperwork ready before you list. We'll prepare a free comparative market analysis based on recent sales of properties like yours, then market your home across the MLS and every major online channel.

Renting and Investing in West New York

West New York has a deep rental market, from newer waterfront buildings to apartments in multi-family homes. We help renters find units that fit their commute, and we help landlords price, market and screen applicants.

Investors should know the local rules before they buy. West New York regulates rents under Chapter 312 of the Town Code, which has a Rent Control Board and Rent Control Office. The chapter exempts some property types, including owner-occupied two- and three-family homes, certain owner-occupied four-family homes, and buildings constructed from the ground up after October 1, 1995. Landlords of covered units must file an annual rent registration statement with the town. Short-term vacation rentals are regulated separately under Chapter 380A. We'll review how they apply before you make an offer.
