North Bergen, NJ Real Estate Guide for Buyers, Sellers & Renters

October 17, 2026•6 min read

North Bergen is a township in northern Hudson County with 63,361 residents as of the 2020 Census. Despite the name, it is not part of Bergen County. It sits just south of the county line, stretching from the Hudson River and the Palisades cliffs west to the edge of the Meadowlands. The township combines the northern end of the Hudson-Bergen Light Rail, direct highway access to the Lincoln Tunnel, a large Hudson County park on the Palisades and a housing stock that leans heavily toward apartments and multi-unit buildings.

Why People Choose North Bergen

Location is the main draw. North Bergen sits directly across the Hudson from Manhattan, and its position on top of the Palisades gives many blocks and buildings skyline views. Route 495 runs through the township on its way to the Lincoln Tunnel, while the light rail and a dense web of NJ Transit bus routes along the main boulevards make it possible to commute without a car.

The township also has space you don't always find this close to the city. James J. Braddock North Hudson County Park covers roughly 167 acres on the Palisades, and the township is planning for growth along its Hudson River frontage, where a redevelopment plan for a large site on River Road requires a public walkway along the water.

Getting Around: Commuting from North Bergen

  • Light rail: Tonnelle Avenue station, on the Route 1&9 corridor, is the northern terminus of NJ Transit's Hudson-Bergen Light Rail. Trains run south to Hoboken Terminal, where riders connect to PATH trains and ferries into Manhattan. The station has a park-and-ride lot.
  • Bus: NJ Transit buses run along Bergenline Avenue, Kennedy Boulevard and Boulevard East toward the Port Authority Bus Terminal in Midtown. Routes 156 and 159 both travel Bergenline Avenue through the township.
  • Commuter parking: A large Port Authority park-and-ride at Route 3 and Route 495 offers parking with bus service to the Port Authority Bus Terminal.
  • Car: Route 495 connects the New Jersey Turnpike to the Lincoln Tunnel, with interchanges in North Bergen for Route 3 and US 1&9 (Tonnelle Avenue). Kennedy Boulevard and River Road are the main north-south routes through town.

Neighborhoods and Housing Types

North Bergen's housing ranges from towers on the cliffs to older multi-unit homes on the hillside streets. Census figures show most occupied housing in the township is rented rather than owner-occupied, so the rental market here is deep.

  • Boulevard East and the Palisades: High-rise buildings sit along the top of the cliffs. The best known is the Stonehenge, a 34-story apartment building at 8200 Boulevard East in the Woodcliff section, next to Braddock Park.
  • Multi-family homes: Two-to-four family houses are a common way into the market. Live in one unit and let the rent from the others help cover the mortgage.
  • Condos and co-ops: Condo and co-op units give buyers an alternative to buying a whole building. We confirm the ownership structure of every unit before you make an offer.
  • Waterfront redevelopment: The township has adopted a redevelopment plan for a roughly 36-acre site at 8200 River Road on the Hudson, permitting multifamily residential buildings with resident amenities.

Buying a Home in North Bergen

North Bergen gives buyers several ways to live close to Manhattan. If you're using an FHA loan, a two-to-four family property can be bought with a low down payment as long as you live in one of the units, which makes multi-family homes a popular first purchase.

A few things we help buyers check:

  • Co-op and condo rules: Co-op boards set their own approval, financing and sublet rules. Condo associations vary in fees, reserves and special assessments. We review the documents before you commit.
  • Older multi-family homes: Many multi-unit houses are decades old. We recommend a full inspection covering the roof, heating systems, electrical service and separate utilities for each unit.
  • Legal unit count: We confirm that the number of units a seller advertises matches township records before you rely on rental income.
  • Property taxes: We pull the current tax figure for every property you're considering so your budget is accurate from the start.

Need financing? We can connect you with a lender for pre-approval before you start touring.

Selling Your North Bergen Home

North Bergen buyers range from Manhattan commuters to first-time buyers and investors. A high-rise unit with skyline views, a multi-family house and a single-family home each compete in a different market, so pricing has to match the property type. We'll prepare a free comparative market analysis based on recent sales of homes like yours, then market your home across the MLS and every major online channel. For multi-family sellers, we organize leases and rent rolls so buyers can evaluate the income quickly.

Renting and Investing in North Bergen

With rental housing making up most of the township's occupied homes, North Bergen offers renters a wide choice of high-rise apartments, units in multi-family houses and newer buildings. We help renters find units that fit their budget and commute, and we help landlords price, market and screen for their rentals.

For investors, transit access and steady rental demand make two-to-four family properties the main opportunity. Part of the township is also a state-designated Urban Enterprise Zone, which matters for investors looking at mixed-use or commercial property. Before you buy, we'll walk through realistic rents, taxes, insurance and condition so the numbers work from day one.
