Guttenberg, NJ Real Estate Guide for Buyers, Sellers & Renters

October 17, 2026•5 min read

Guttenberg is a Hudson County town of about 12,000 residents as of the 2020 Census. It fits on roughly 0.19 square miles of land, which makes it one of the most densely built municipalities in New Jersey. The town climbs from the Hudson River up the Palisades to Kennedy Boulevard, so it packs Manhattan-facing high-rises, waterfront townhouses and blocks of two-to-four-family homes into a few streets. Here's what to know before you buy, sell, rent or invest in Guttenberg.

Why People Choose Guttenberg

The main draw is location. Guttenberg sits between West New York and North Bergen, directly across the Hudson from Midtown Manhattan, with bus, ferry and road connections close at hand. Boulevard East runs along the top of the Palisades, and the high-rises along it look out over the river and the skyline. Bergenline Avenue, the town's main business strip, passes through the middle of town, and there are commercial blocks along Kennedy Boulevard on the western edge.

Because the town is so compact, most daily errands are within walking distance.

Getting Around: Commuting from Guttenberg

  • Bus: NJ Transit's 159 runs the length of Bergenline Avenue to the Port Authority Bus Terminal in Midtown, and the 156 also uses Bergenline through this part of North Hudson.
  • Ferry: NY Waterway terminals at Port Imperial in Weehawken, to the south, and at Edgewater, to the north, both run ferries to Midtown/West 39th Street, Pier 11/Wall Street and Brookfield Place.
  • Car: Kennedy Boulevard (County Route 501) forms the western border and River Road (County Route 505) runs along the waterfront. Route 495 to the Lincoln Tunnel and I-95 are just over the line in North Bergen.

Neighborhoods and Housing Types

Guttenberg is best understood by housing type rather than named neighborhoods. In the town's 2023 Master Plan Reexamination Report, buildings with three or more units made up roughly three-quarters of the housing stock, and detached single-family homes were a very small share.

  • High-rise condominiums: The Galaxy Towers on Boulevard East are Guttenberg's landmark. The three octagonal towers, completed in 1976 and converted to condominiums in 1980, hold more than 1,000 units. The complex includes pools, a fitness room and a two-level shopping mall at its base. The town's zoning also covers other mid- and high-rise buildings, including 9- and 11-story complexes between Bellevue Avenue and Boulevard East.
  • Waterfront townhouses: The town's Waterfront Residential zone along the east side of River Road reflects the townhouse development built there, close to the Hudson River Waterfront Walkway.
  • Two-to-four-family homes: Two-unit and three-to-four-unit buildings together make up about a third of the housing stock.
  • Newer mid-rise buildings: The town created a mid-rise mixed-use zone in 2016, allowing new mid-rise buildings on infill lots.

Buying a Home in Guttenberg

In Guttenberg, most buyers choose between a condo and a multi-family home. If you're using an FHA loan, you can buy a two-to-four-family property with a low down payment as long as you live in one of the units.

  • Condo associations: We review monthly fees, reserves, rules and any planned special assessments, and we confirm the building fits your loan program.
  • Co-op buildings: If you're considering a co-op anywhere in North Hudson, the board sets its own approval, financing and sublet rules. We go over them before you write an offer.
  • Older multi-unit buildings: Many two-to-four-family homes are older. Get a thorough inspection and confirm the legal unit count.
  • Parking: On-street parking is regulated by town permit. Factor in a garage or deeded spot when you compare properties.
  • Property taxes: We pull the current tax figure for every property you're considering.

Selling Your Guttenberg Home

Each kind of Guttenberg property sells to a different buyer. A Galaxy Towers condo, a River Road townhouse and a three-family off Bergenline Avenue all compete in separate markets. We prepare a free comparative market analysis and market your home on the MLS and across online channels to commuters, owner-occupants and investors alike.

Renting and Investing in Guttenberg

About two out of three Guttenberg homes are renter-occupied, according to the town's Master Plan Reexamination Report, so rentals are central to the local market. We help renters find units that fit their commute and help landlords price, market and screen applicants. For investors, we review realistic rents, taxes, insurance, association fees and building condition before you commit.
