Teterboro, NJ Real Estate Guide: Commercial, Airport & Nearby Homes

October 17, 2026•5 min read

Teterboro is one of the smallest municipalities in New Jersey by population. The 2020 Census counted 61 residents in the Bergen County borough, which covers about 1.1 square miles between Interstate 80 to the north and Route 17 to the west. The town is defined by Teterboro Airport, the highways and the industrial buildings around them, so if you're looking at Teterboro, you're almost certainly looking at commercial or industrial real estate. Here's what to know, plus where to look if you want a home nearby.

A Borough Built Around Business

Teterboro was incorporated in 1917 and takes its name from Walter C. Teter, a New York investment banker who bought the land that year. From 1937 to 1943 it was officially Bendix Borough.

Today the borough describes itself as a transportation hub: a commercial airport, a freight railway and truck access to major highways, all about ten miles from the Lincoln Tunnel. That location is the main reason companies choose Teterboro for warehousing, distribution, light industrial work, aviation services and retail. Part of the borough also lies within the Meadowlands District overseen by the New Jersey Sports and Exposition Authority (NJSEA).

Teterboro Airport

Teterboro Airport is owned by the Port Authority of New York and New Jersey and covers roughly half a square mile south of Route 46. It's a general aviation reliever airport with no scheduled airline service. It serves private and corporate aircraft and many charter operators. It's widely described as the oldest operating airport in the New York area, with flights from the site dating to 1919.

The airport drives demand for aviation services, ground transportation, logistics and supporting office space. It also means aircraft noise is part of daily life here and in the surrounding towns.

Getting Around

  • Train: NJ Transit's Teterboro station, on Green Street near Route 46, is on the Pascack Valley Line, with service to Hoboken Terminal and a transfer at Secaucus Junction for New York Penn Station. The station's NJ Transit lot on Williams Avenue is small, so check permit rules before you count on parking.
  • Highways: Route 46 runs east-west through the borough, I-80 forms the northern boundary and Route 17 runs along the western edge.
  • Bus: NJ Transit buses run on the surrounding corridors. Check NJ Transit for current routes, since service has been changing.

Housing in Teterboro: Very Limited

To be straightforward: there is almost no housing in Teterboro, and a home here rarely comes up for sale or rent. The borough's zoning code does include two residential districts, low density (Zone R) and medium density (Zone RM), alongside its Light Industrial and Distribution Zone (Zone I) and Airport Facilities Zone (Zone A). On the ground, though, the borough is mostly airport, industrial and commercial property.

If a home does come up, we'll check zoning, aircraft noise, nearby industrial uses and current property taxes. Public school students in the borough attend the Hasbrouck Heights School District.

Want to Live Near Teterboro? Look Next Door

If you want to live close to the airport or the Teterboro industrial area, the surrounding towns are where the housing is:

  • Hasbrouck Heights: Just west of the airport, with mostly established single-family homes and Route 17 and Route 46 running through town.
  • Wood-Ridge: Across the airport's boundary, with single-family homes, two-family homes, garden apartments and newer construction at Wesmont Station.
  • Little Ferry: Shares a border with Teterboro and the airport, with mostly single-family homes plus two-to-four family properties.
  • Moonachie: Another neighbor of the airport, with part of the borough in the Meadowlands District.

Hackensack, the county seat, also borders Teterboro and adds condos, co-ops and new rental buildings to the mix.

Buying or Leasing Commercial and Industrial Property

Teterboro's real estate market is mainly warehouses, flex buildings, aviation-related sites and retail. Teterboro Landing, a large shopping center next to the airport, is the best-known retail property. Before you buy or sign a lease, we help you check:

  • Which rules apply: Some parcels fall under borough zoning and others under NJSEA Meadowlands District regulations. We confirm the zone and the permitted uses before you commit.
  • Access and loading: Truck routes, loading docks, clear heights and how quickly you can reach Route 46, Route 17 and I-80.
  • Airport factors: Building near an airport can require FAA review, especially for anything tall.
  • Taxes and operating costs: We pull current property tax figures and review the expenses tied to the building.
