Moonachie, NJ Real Estate Guide: Buy, Sell & Rent
Moonachie is one of Bergen County's smallest boroughs, with 3,133 residents as of the 2020 Census and less than two square miles of land at the southern edge of the county. It sits low in the Hackensack Meadowlands, shares much of Teterboro Airport's grounds, and carries a far larger industrial and warehouse base than its residential population would suggest. That combination makes buying, selling or investing here different from almost anywhere else in North Jersey. Here's what to know before you make a move in Moonachie.
Why People Choose Moonachie
Location is the main draw. Moonachie Road, which is also County Route 503, is the borough's primary north-south artery and connects Route 46 to the north with the New Jersey Turnpike to the south. Moonachie Avenue links the borough to Route 17.
Moonachie is also a working town. A state recovery planning report found that more than 70 percent of the borough is intensively developed, mostly with industrial, back-office and warehouse uses, and that the majority of Teterboro Airport's land area lies inside Moonachie's borders. The airport itself is controlled by the Port Authority of New York and New Jersey. For buyers, that means a compact residential section surrounded by employers, logistics space and aviation.
Getting Around: Commuting from Moonachie
- Car: Route 46, Route 17 and the New Jersey Turnpike are all reached by county roads that run through the borough: Moonachie Road (County Route 503) and Moonachie Avenue.
- Bus: NJ Transit route 772 runs along Moonachie Road and Moonachie Avenue, with service toward Paramus. For New York and other connections, we check current NJ Transit bus and rail options with every client based on their specific commute.
- Air: Teterboro Airport, much of which sits within Moonachie, is a Port Authority facility right on the borough's doorstep.
Neighborhoods and Housing Types
Most of Moonachie's land is not residential. The state's Meadowlands District, overseen by the New Jersey Sports and Exposition Authority, covers more than three-quarters of the borough, and most of that district area is zoned for industrial use. Homes are concentrated in the borough's smaller residential sections, which are made up mainly of:
- Single-family homes: Detached houses on the borough's residential streets.
- Two-family homes: The other main housing type, and a common route to ownership for buyers who want rental income from a second unit.
- Manufactured home communities: Two manufactured home communities with several hundred units sit south of Moonachie Avenue, across from Teterboro Airport. They are a distinct part of the local housing market and work differently from a standard home purchase.
In 2020, the Census counted 1,120 households in the borough, so the residential market is small.
Buying a Home in Moonachie
With so few homes in the borough, it pays to be ready before the right property comes up. If you're using an FHA loan, an owner-occupied two-family can be purchased with a low down payment as long as you live in one of the units.
A few things we help buyers check:
- Flood risk: This is the most important item on any Moonachie checklist. The borough's average elevation is only about three feet, and during Superstorm Sandy in 2012 a state report found that 62 percent of properties and houses were damaged, mostly in basements and first floors. We review FEMA flood maps, elevation, flood insurance requirements and any prior flood claims before you make an offer.
- Flood-resilience work: Moonachie is one of five Meadowlands towns in the Rebuild by Design Meadowlands flood-resilience program, alongside Little Ferry, Carlstadt, South Hackensack and Teterboro. Its first construction projects have been in neighboring towns, and we keep an eye on what is planned near any home you're considering.
- Manufactured homes: If you're looking in one of the manufactured home communities, financing, lot rent and community rules are different from a traditional purchase. We walk through how the home and the land are handled before you commit.
- Older-home and post-flood inspections: Have an inspector look closely at foundations, basements, electrical panels, mechanical systems and drainage, and ask what repairs or elevation work were done after past storms.
- Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering.

Selling Your Moonachie Home
A small inventory means each Moonachie listing gets attention, but buyers here ask detailed questions about flood history, insurance and elevation. Sellers who gather flood insurance information, elevation certificates and records of post-Sandy repairs ahead of time are in a stronger position. A two-family, a single-family and a manufactured home each compete in a different market, so pricing has to match the property. We'll prepare a free comparative market analysis using recent sales of homes like yours, and market your home across every MLS and online channel.
Renting and Investing in Moonachie
The borough's industrial and warehouse base, the airport and the surrounding Meadowlands employers give renters reasons to live close to work, and the highway access makes Moonachie practical for commuting across North Jersey. For investors, two-family homes are the main residential opportunity, while the borough's large industrial and commercial districts draw buyers looking beyond residential property. Flood exposure has to be part of every investment analysis here. We'll help you run realistic numbers on rents, taxes, flood insurance and condition, and we help landlords price, market and screen tenants for their rentals.
