Little Ferry, NJ Real Estate Guide for Buyers, Sellers & Renters
Little Ferry is a small Bergen County borough of about 11,000 residents (10,987 in the 2020 Census) packed into less than two square miles where the Hackensack River meets Overpeck Creek, on the northern edge of the New Jersey Meadowlands. It takes its name from a rope-pulled ferry that carried travelers across the Hackensack River from 1659 until a bridge on the Bergen Turnpike replaced it in 1826. Today the borough is all about location: Route 46, the Bergen Turnpike and direct buses to Manhattan, plus a mix of houses and new apartments. Here's what you should know before you buy, sell, rent or invest in Little Ferry.
Why People Choose Little Ferry
Few towns sit as close to so many North Jersey destinations. Little Ferry borders Hackensack, Ridgefield Park, Ridgefield, Moonachie, South Hackensack and Teterboro, so the county seat, the Meadowlands and highways toward the George Washington Bridge are a short drive away. The borough, incorporated in 1894, has a compact layout and its own municipal services, with Borough Hall on Liberty Street.
It also has more open space than its size suggests. Losen Slote Creek Park, designed and built by the former New Jersey Meadowlands Commission and run by the borough, protects one of the few remaining stretches of lowland forest in the Meadowlands, with about three-quarters of a mile of blazed trails and good birdwatching. Lakeview Park offers fishing, and Willow Lake Park is open to leashed dogs.
Getting Around: Commuting from Little Ferry
- Bus to Manhattan: NJ Transit routes 161 and 165 connect Little Ferry with the Port Authority Bus Terminal in Midtown, with stops along Main Street and the Bergen Turnpike.
- Local bus: NJ Transit route 772 provides local service, including connections toward Hackensack.
- Car: U.S. Route 46 and the Bergen Turnpike are the main roads. The old Little Ferry Circle where they met was replaced by a signalized intersection as part of a $33.8 million NJDOT project that also rehabilitated the Route 46 bridge over the Hackensack River and added a pump station to reduce flooding.
- Rail: There is no train station in the borough, so most commuters take the bus or drive.
Housing Types in Little Ferry
Little Ferry's housing stock is mostly smaller-scale and older, with newer rental construction arriving in the last few years:
- Single-family homes: Houses make up the bulk of residential properties in the borough.
- Two-to-four family homes: Small multi-family houses come up for sale and are a common way for buyers to bring in rental income.
- Apartment buildings: Older apartment properties remain an important part of the rental supply.
- New construction rentals: Capodagli Property Co. built a 294-unit, two-building rental development at 110 Bergen Turnpike with ground-floor retail space. Its Meridia Living brand opened leasing in 2025, offering one- and two-bedroom apartments with in-unit laundry and garage parking.
Buying a Home in Little Ferry
Little Ferry can be a practical way into Bergen County, whether you want a single-family home or a two-to-four family. If you buy a multi-family and live in one of the units, an FHA loan allows a low down payment, and rent from the other units can help with the monthly payment. The most important homework here is flood risk.
- Flood zones and insurance: A state-funded recovery planning report found that roughly 94% of the borough lies in FEMA's Special Flood Hazard Area. During Superstorm Sandy in October 2012, a surge on the Hackensack River overtopped the riverside berms and flooded large parts of town. We check the flood map, elevation and insurance cost on every home before you make an offer, and lenders will require flood insurance on many properties.
- Seller flood disclosures: Since March 20, 2024, New Jersey requires sellers to disclose whether a property is in a flood zone and its history of flood damage. We review those disclosures with you.
- Basements and mechanicals: The same report noted that many local buildings have basements, often where the heating system sits. A thorough inspection should cover water intrusion, sump pumps, and the location and condition of the furnace, water heater and electrical panel.
- Aircraft noise: Little Ferry borders Teterboro Airport, and the borough links residents to the airport's noise complaint process.
- Property taxes: We pull current tax figures for every home you consider so your budget is accurate.

Selling Your Little Ferry Home
Buyers in Little Ferry ask about flooding first, so the best-prepared sellers have answers ready: the flood zone designation, an elevation certificate if you have one, flood insurance history, and records of any elevation, flood vents, sump pumps or mechanical upgrades. We help you complete the required flood disclosure correctly and present those improvements as selling points. Then we prepare a free comparative market analysis based on recent sales of comparable homes and market your property on the MLS and every major online channel to commuters, first-time buyers and investors.
Renting and Investing in Little Ferry
With bus lines to Manhattan, quick highway access and new rental buildings opening alongside older apartments and multi-family houses, Little Ferry draws steady rental interest. We help renters find units that fit their budget and commute. For landlords, New Jersey's flood law also requires flood-risk disclosure to tenants, and we help you handle that along with pricing, marketing and tenant screening. Investors looking at two-to-four family properties should weigh flood insurance alongside taxes, rents and condition. We'll help you run realistic numbers before you buy.
