Hasbrouck Heights, NJ Real Estate Guide: Buy, Sell & Rent

October 15, 2026•6 min read

Hasbrouck Heights is a compact Bergen County borough of about 12,100 residents as of the 2020 Census, packed into roughly 1.5 square miles on high ground between Hackensack, Lodi and Teterboro Airport. Route 17 and Route 46 run through town, NJ Transit buses head straight to Midtown Manhattan, and most of the housing is established single-family homes. If you want a walkable small-town setting with an easy reach to New York and the Meadowlands, here is what to know before you buy, sell, rent or invest in Hasbrouck Heights.

Why People Choose Hasbrouck Heights

Location does a lot of the work here. Route 17 and Route 46 both cross the borough, so the Meadowlands, Paramus, Hackensack and the routes toward the George Washington Bridge and Lincoln Tunnel are close at hand. Teterboro Airport borders the town to the east, and the Aviation Hall of Fame and Museum of New Jersey sits on the airport grounds next door.

The town also has a long story. The area was known as Corona in the mid-1800s and grew up around two railroad stations. It was renamed in 1889 for Jacob Dillon Hasbrouck, a manager of the New Jersey and New York Railroad, with "Heights" added so it wouldn't be confused with a town of the same name in upstate New York. The borough was formally created from part of Lodi Township in 1894. The Boulevard is the main downtown street, home to the municipal building and the public library.

Getting Around: Commuting from Hasbrouck Heights

  • Bus: NJ Transit routes 161, 163 and 164 run to the Port Authority Bus Terminal in Midtown Manhattan. Route 76 connects to Hackensack and Newark, and routes 709 and 780 provide local service.
  • Train: Teterboro station on the Pascack Valley Line sits on Green Street at Route 46, at the borough's eastern edge. Trains run to Hoboken Terminal, and the line has had full weekend service since 2020. Riders bound for New York Penn Station can transfer at Secaucus Junction.
  • Car: Route 17 and U.S. Route 46 pass through town, and Interstate 80 is a short drive away for connections west or to the GWB.

Neighborhoods and Housing Types

Hasbrouck Heights is mostly residential, and single-family homes make up about two-thirds of its housing. Here's how the stock breaks down:

  • Single-family homes: The bulk of the market. Most were built between 1940 and 1969, with about a fifth dating to 1939 or earlier, so you'll see a wide mix of mid-century and older styles on residential side streets.
  • Two-families and small multi-family buildings: Duplexes, converted homes and small apartment buildings account for close to a fifth of the housing. They are a smart first purchase for owner-occupants who want rental income.
  • Apartment complexes: Larger rental buildings make up roughly 15% of homes, which gives renters options that most small Bergen boroughs don't have.
  • Townhomes: A small share of attached homes for buyers who want less upkeep than a detached house.

Buying a Home in Hasbrouck Heights

Because the town is small and mostly single-family, the number of homes for sale at any one time is limited. It pays to have your financing and your search criteria ready before you start touring. If you're using an FHA loan, a two-to-four family home can be bought with a low down payment as long as you live in one of the units.

A few things we help buyers check here:

  • Older-home inspections: With most homes built before 1970, look closely at roofs, electrical panels, heating systems, oil tanks and sewer lines. A thorough inspection now can save you a costly surprise later.
  • Two-family details: We confirm the legal use, separate utilities and current leases before you commit, so your rental income projections hold up.
  • Airport and highway proximity: Homes on the eastern side are near Teterboro Airport, and some streets back up to Route 17 or Route 46. Visit at different times of day so you know what to expect.
  • Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering.

Selling Your Hasbrouck Heights Home

Limited inventory and an easy commute work in sellers' favor, but buyers here compare homes carefully against recent sales on nearby blocks. Updates, condition and lot size can swing value from one street to the next, and a two-family is priced on its income as much as its finishes. We'll prepare a free comparative market analysis based on recent sales of homes like yours, advise you on which repairs are worth making before you list, and market your property across every MLS and major online channel.

Renting and Investing in Hasbrouck Heights

About a third of the homes in Hasbrouck Heights are renter-occupied, spread across apartment complexes, two-families and converted houses. Bus service to Manhattan, quick highway access and nearby employers around Teterboro and the Meadowlands keep rental demand steady. For renters, we help you find units that fit your budget and commute. For investors, a two-family or small multi-family is the usual entry point here, and we'll help you run realistic numbers on rent, taxes, insurance and repairs before you make an offer. Landlords can also count on us to price, market and screen tenants.
