Carlstadt, NJ Real Estate Guide for Buyers, Sellers & Renters

October 16, 2026•6 min read

Carlstadt is a small Bergen County borough on the edge of the New Jersey Meadowlands, home to about 6,400 residents as of the 2020 Census. It packs a compact residential section, a large commercial and industrial base, and direct highway access to the Meadowlands Sports Complex and Manhattan into just over four square miles. For buyers, sellers and investors, that mix creates a market unlike most of its neighbors. Here's what to know before you make a move in Carlstadt.

Why People Choose Carlstadt

Carlstadt has a long history: it was formed as a village in 1860 and incorporated as a borough in 1894. Today, much of the borough's land is zoned for business, so Carlstadt doubles as a real employment center. Companies such as Pantone, the color standards company, and Lion Brand Yarns are headquartered here, alongside a wide range of warehouse, distribution and light industrial users.

Location is the other big draw. Carlstadt borders East Rutherford, where the Meadowlands Sports Complex holds MetLife Stadium, the Meadowlands Racetrack and the American Dream retail and entertainment complex. Route 17, Route 120 and the New Jersey Turnpike's western spur all run through or along the borough, putting the Lincoln Tunnel, Newark and the rest of North Jersey within a short drive.

Getting Around: Commuting from Carlstadt

  • Bus: Carlstadt is primarily a bus town for New York commuters. NJ Transit routes 161, 163 and 164 run to the Port Authority Bus Terminal in Midtown Manhattan, route 76 runs to Newark, and routes 703 and 772 connect to other New Jersey communities.
  • Train: Carlstadt's own rail station closed in 1967, but the tracks it used are now NJ Transit's Pascack Valley Line. The nearest stop is Wood-Ridge station in neighboring Wood-Ridge, at Route 17 and Moonachie Avenue, with trains to Hoboken Terminal and a transfer at Secaucus Junction for New York Penn Station.
  • Car: Route 17 runs through the borough, Route 120 (Paterson Plank Road) runs along its border with East Rutherford, and County Route 503 crosses town. The Turnpike's western spur passes through Carlstadt, with the nearest interchange in East Rutherford.

Neighborhoods and Housing Types

Carlstadt's zoning map divides the borough into a Residential Zone, Commercial and Mixed Commercial zones and Light Industrial districts. Much of the borough also falls inside the state's Meadowlands District, where the New Jersey Sports and Exposition Authority oversees land use, and where much of the land is commercial, industrial or set aside for environmental conservation.

The residential housing stock is made up of single-family homes and two-family homes. In December 2025, Carlstadt adopted Ordinance 25-17, which lists single-family homes and existing two-family homes as permitted uses and makes new two-family dwellings a conditional use requiring a lot at least 75 feet wide and 100 feet deep plus four on-site parking spaces. In January 2026, the borough also introduced an amendment addressing how two-family uses lawfully existing as of December 1, 2025 may continue and be repaired or rebuilt after damage.

Buying a Home in Carlstadt

Carlstadt is a small borough, so it pays to have your financing and checklist ready before the right property comes up. If you're using an FHA loan, an owner-occupied two-family can be purchased with a low down payment as long as you live in one of the units.

A few things we help buyers check:

  • Two-family status: Because new two-family homes now face conditional-use rules, we confirm that any two-family you're considering is a lawful existing use before you commit, and we review what the borough's nonconforming-use rules mean for repairs or rebuilding.
  • Flood risk: Carlstadt is one of five towns covered by the state's Rebuild by Design Meadowlands flood-reduction project, and the borough created a stormwater utility in 2025 to address flooding and aging stormwater infrastructure. We check flood maps and insurance requirements up front.
  • Environmental history: Berry's Creek, a Hackensack River tributary, winds through Carlstadt and has been the focus of a long-running EPA Superfund cleanup. For commercial, industrial or land purchases in particular, we make sure environmental due diligence is part of the plan.
  • Older-home inspections: For older homes, a full inspection of the roof, systems, foundation and drainage is essential.
  • Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering.

Selling Your Carlstadt Home

Because Carlstadt's residential section is small, each sale stands out, and pricing depends heavily on property type, lot size and condition. A two-family with confirmed legal status and on-site parking competes very differently from a single-family on a smaller lot. We'll prepare a free comparative market analysis using recent sales of homes like yours, and market your home across every MLS and online channel.

Renting and Investing in Carlstadt

The borough's large employment base, its bus connections to Manhattan and its proximity to the Meadowlands Sports Complex all give renters reasons to look here. For investors, existing two-family homes are the main residential play, and the 2025 and 2026 zoning changes make it more important than ever to verify a property's legal use before you buy. Carlstadt's commercial and light industrial districts also draw investors looking beyond residential. We'll help you run realistic numbers on rents, taxes, insurance, flood exposure and condition, and we help landlords price, market and screen tenants for their rentals.
