Pompton Lakes, NJ Real Estate Guide for Buyers, Sellers & Renters

October 17, 2026•6 min read

Pompton Lakes is a borough in the northwestern part of Passaic County, with 11,127 residents as of the 2020 Census on just under 3 square miles of land. Water defines the place: Pompton Lake sits on the east side of town, Twin Lake to the north, and the Ramapo and Wanaque rivers run through the borough. Add a walkable downtown, Interstate 287 at its northern edge and state forest land close by, and you get a compact town with its own set of opportunities and things to check. Here's what to know before you make a move in Pompton Lakes.

Why People Choose Pompton Lakes

The lakes are the obvious draw. The borough has redeveloped the shoreline along Lakeside Avenue, and the park around the central lake now has a permanent walkway on the water with benches and kayak launches, along with renovated, accessible play equipment.

Downtown is the second draw. Pompton Lakes has a walkable, small-business downtown, with the borough's public library on Wanaque Avenue, and local officials have made bringing people back downtown a priority rather than chasing a highway anchor store. The borough formed a Redevelopment Agency, and its zoning code sets out downtown redevelopment zones where new apartment and mixed-use buildings have been approved.

The third draw is open land nearby. Ramapo Mountain State Forest, roughly 4,200 acres of trails and ridges in Passaic and Bergen counties, lies close to the north end of the borough, and the Cannonball Trail crosses Route 287 on a footbridge.

Getting Around: Commuting from Pompton Lakes

  • Car: Interstate 287 runs past the north end of the borough, connecting north toward Mahwah and New York State and south toward Morris County.
  • Bus to Manhattan: NJ Transit express service, including route 197, runs from Pompton Lakes along Wanaque Avenue to the Port Authority Bus Terminal in Midtown.
  • Rail: There is no NJ Transit rail station in the borough, so train commuters drive to a station in a neighboring town. We can map drive times to the stations that fit your commute for any home you're considering.

Housing in Pompton Lakes

Pompton Lakes is mainly an ownership market. The 2020 Census counted 4,349 housing units in the borough, and Census estimates put the owner-occupied rate at about 80 percent. Rentals make up a smaller share of the housing stock.

New multifamily housing is coming mostly from downtown redevelopment. The borough's zoning includes two downtown redevelopment zones (DRA-1 and DRA-2) and two housing overlay zones (AH-1 and AH-2), and its housing rules require a share of units in qualifying new developments to be set aside for low- and moderate-income households. If you're interested in a new apartment or condo, we'll track what's approved and what's actually reaching the market.

Buying a Home in Pompton Lakes

Pompton Lakes has a few town-specific checks that every buyer should build into their search:

  • Flood zones: The Ramapo River has a long flood history at Pompton Lakes, and the National Weather Service tracks it with a gauge in the borough. Flood-prone homes here have been bought out through New Jersey's voluntary Blue Acres program. We check FEMA flood maps, elevation certificates and flood insurance costs before you make an offer.
  • Environmental history: The former DuPont Pompton Lakes Works, a 570-acre explosives plant at the north end of town, operated for most of the 20th century. The EPA reports that cleanup work has been done on nearby residential properties and that vapor mitigation is part of the ongoing groundwater cleanup. We'll show you how to check the EPA and NJDEP records for any address you're considering, and your inspector and attorney can advise from there.
  • Two-to-four family homes: When one comes up, an FHA loan lets you buy a two-to-four family property with a low down payment as long as you live in one of the units, using rent from the other unit to help with the mortgage.
  • New construction: For units in newer downtown buildings, we review association fees, reserves and any income or resale restrictions on set-aside units.
  • Property taxes: We pull the current tax figure for every home you're considering so your monthly budget is accurate from day one.

Selling Your Pompton Lakes Home

In Pompton Lakes, buyers ask early about flooding and the environmental history, so answer those questions before they come up. An elevation certificate, flood insurance history, records of any mitigation or remediation work, and documentation of any vapor mitigation system can keep a deal from stalling. Proximity to the lakes, downtown and Route 287 also affects value, so pricing has to reflect each home's specific location. We'll prepare a free comparative market analysis using recent Pompton Lakes sales and market your home across the MLS and every major online channel.

Renting and Investing in Pompton Lakes

With a high owner-occupancy rate, rentals are a smaller slice of the Pompton Lakes market, though new downtown apartment buildings are adding units. Renters should be ready to act quickly when the right place comes up, and we help landlords price, market and screen tenants for their units. For investors, the redevelopment zones are worth watching, and a small multi-family property can work well for an owner-occupant. Before you buy, we'll run realistic rents, taxes, flood insurance and condition so the numbers hold up.
