North Arlington, NJ Real Estate Guide: Buy, Sell & Rent

October 16, 2026•6 min read

North Arlington is the southernmost municipality in Bergen County, a compact borough of about 16,500 residents as of the 2020 Census, set on a ridge above the Passaic River where Bergen meets Hudson and Essex counties. It borders Lyndhurst, Kearny and, across the river, Belleville, and it sits closer to Newark and the Meadowlands than almost anywhere else in the county. If you want a Bergen County address with fast access to Essex and Hudson, North Arlington is worth a close look.

Why People Choose North Arlington

Location is the headline. Two state highways meet inside the borough: Route 17 begins here at the Belleville Turnpike (Route 7) and runs north as Ridge Road, the town's main commercial street. Head east on Route 7 and you pass under the New Jersey Turnpike on the way to Kearny and Jersey City. Head west and the Belleville Turnpike Bridge carries you over the Passaic River into Belleville, where Route 21 runs south to Newark.

The borough also has real history. Copper was mined at the Schuyler Copper Mine in the 1700s and 1800s, and in 1755 the first steam engine in North America was assembled there to pump water out of the mine. North Arlington itself was incorporated in 1896 and takes its name from the Arlington section of Kearny just to the south.

Today the borough is investing in its riverfront and its main corridors. North Arlington has designated several redevelopment areas, including Ridge Road, Porete Avenue, the Belleville Turnpike gateway near the Kearny border, and a section of Schuyler Avenue. Along River Road, the borough has opened Daniel Morris Park and is planning a riverwalk that would run from the Belleville Turnpike north to Riverside County Park.

Getting Around: Commuting from North Arlington

  • Bus to New York: NJ Transit Route 109 runs weekday rush-hour trips between the Port Authority Bus Terminal and Newark via Ridge Road and the Belleville Turnpike. It replaced the old DeCamp commuter service in 2023, so check NJ Transit's current schedule for times and stops.
  • Local bus: NJ Transit Routes 30 and 40 start in North Arlington and run south through Kearny and Harrison toward Newark and beyond.
  • Train: North Arlington has no rail station of its own. The nearest is the new Lyndhurst station on NJ Transit's Main Line, which opened in neighboring Lyndhurst in June 2025 and replaced the old Kingsland stop. Main Line trains run to Hoboken, with a stop at Secaucus Junction for connections to New York Penn Station.
  • Car: Route 17 (Ridge Road) and Route 7 (Belleville Turnpike) both run through town. They connect you to Route 3, the New Jersey Turnpike and Route 21.

Neighborhoods and Housing Types

North Arlington covers only about 2.5 square miles, so the housing choice comes down to property type more than neighborhood:

  • Single-family homes: The choice for buyers who want a detached home, with space that varies a lot from one property to the next.
  • Two- to four-family homes: Multi-family homes come up for sale regularly. They are a common first purchase for owner-occupants and a staple for small investors.
  • Newer apartment buildings on Ridge Road: The Ridge, a 30-unit building on the site of a former lumber yard, opened in 2018. The Opus, a 49-unit building at 77 Ridge Road, followed in 2021. Under the borough's newer zoning, Ridge Road buildings can be up to four stories and must have on-site parking for every unit.
  • New townhomes: In January 2025 the borough broke ground on the Townhomes at Canterbury, six for-sale townhouses at 610 Schuyler Avenue on a former commercial and industrial site.

Buying a Home in North Arlington

If you're buying with an FHA loan, you can buy a two-to-four family home with a low down payment as long as you live in one of the units, and the rent from the other units can help cover the mortgage.

Before you make an offer, we help you check:

  • Inspections on older homes: On any home with some age, have the roof, heating system, electrical service, plumbing and foundation looked at closely.
  • Multi-family details: Separate utilities, any certificate of occupancy requirements, and the terms of any existing leases.
  • Flood risk near the river: Low-lying spots along River Road next to the Passaic River have flooded during major storms. We check flood maps and insurance needs for any home on the river side of town.
  • Property taxes: We pull the current tax figure for every home you're considering, so your budget reflects the real carrying cost.

Selling Your North Arlington Home

North Arlington's position on the Bergen–Hudson–Essex line means your buyer could be coming from any of the three counties. Single-family homes, multi-family homes and newer construction each compete in a different pool, so pricing has to match the property type. We'll prepare a free comparative market analysis and market your home across the MLS and every major online channel.

Renting and Investing in North Arlington

Most of North Arlington's rentals are units in two- to four-family homes, plus the newer apartment buildings on Ridge Road. We help renters find units that fit their budget and commute. For investors, we look at realistic rents, taxes, insurance and condition, and we keep an eye on the borough's redevelopment plans, which could reshape Ridge Road, the Belleville Turnpike and River Road.
