Lyndhurst, NJ Real Estate Guide for Buyers, Sellers & Renters

October 15, 2026•6 min read

Lyndhurst is a Bergen County township of about 22,500 residents as of the 2020 Census, wedged between the Passaic River on the west and the open wetlands of the New Jersey Meadowlands on the east. Its residential streets sit on the western side of town near the river, while much of the eastern side is protected marsh, parkland and commercial space. A brand-new train station, express buses to Midtown and quick access to Route 17 and the Turnpike make it a practical base for anyone working in New York, Newark or the Meadowlands.

Why People Choose Lyndhurst

Lyndhurst gives you two very different landscapes in one small township. Along the Passaic River, Riverside County Park offers more than three miles of paved walking and biking paths, ball fields, tennis and bocce courts and an off-leash dog park. On the Meadowlands side, Richard W. DeKorte Park covers hundreds of acres of marsh, boardwalks and bird blinds, with views of the city skyline.

Location is the other draw. Lyndhurst borders Rutherford and North Arlington in Bergen County, Kearny and Secaucus in Hudson County, Belleville and Nutley in Essex County, and Clifton in Passaic County. That puts four counties within a short drive, along with Newark and the rest of the Meadowlands.

Getting Around: Commuting from Lyndhurst

  • Train: NJ Transit's Main Line stops at the new Lyndhurst station at 366 Court Avenue, near Delafield Avenue. The rebuilt station opened in June 2025 with high-level platforms, elevators and canopies, and it is fully ADA-accessible. Trains run to Hoboken, with a transfer at Secaucus Junction for New York Penn Station, Newark Penn and Newark Airport. Note that the old Kingsland station closed when the new station opened, so older listings that mention "walk to Kingsland station" are out of date.
  • Shuttle: EZ Ride's Rutherford-Lyndhurst Shuttle connects the station area with bus riders, including those arriving on NJ Transit's route 76.
  • Bus: NJ Transit routes including the 191, 192, 193 and 195 serve the Port Authority Bus Terminal in Midtown, and route 76 serves Newark. Stops and trip patterns vary by route, so check the schedule for the street you're considering.
  • Car: Route 17 and County Route 507 run through the township, Route 3 sits just over the border in Rutherford, Route 21 is across the river in Nutley and Clifton, and the New Jersey Turnpike's western spur cuts through the southeastern corner.

Neighborhoods and Housing Types

Lyndhurst's homes are concentrated in the western part of the township near the Passaic River, while the eastern portion is largely Meadowlands wetland. A few things stand out:

  • Kingsland: A former post village within the township, once part of the Kingsland family's Kingsland Manor, and the namesake of the former train station. A small park on Clay Avenue, created by the Lyndhurst Historical Society, recalls the 1917 Kingsland explosion.
  • Riverside Avenue corridor: Runs along the Passaic River past the county park and some of the town's oldest landmarks.
  • Two-to-four family homes: Multi-family houses come up for sale in Lyndhurst, giving buyers an owner-occupant and investor option.
  • Newer rental buildings: The Station at Lyndhurst, a 192-unit apartment community on Chubb Avenue, added modern rentals on the Meadowlands side of town.

Buying a Home in Lyndhurst

Buyers in Lyndhurst usually weigh single-family homes, condos and small multi-family properties. If you're using an FHA loan, a two-to-four family home can be purchased with a low down payment as long as you live in one of the units, and the rent from the others can help carry the mortgage.

A few things we check for Lyndhurst buyers:

  • Flood exposure: The township borders both the Passaic River and the tidal Meadowlands, and the NJ Sports and Exposition Authority's Meadowlands Research Institute publishes storm-surge flood maps for Lyndhurst. We review FEMA flood maps and insurance requirements before you commit.
  • Older-home inspections: Much of Lyndhurst's housing is older. We recommend thorough inspections covering the roof, heating, electrical, plumbing and any buried oil tank.
  • Condo association health: Monthly fees, reserves, rules and any pending special assessments.
  • Property taxes: We pull the current tax figure for every home you're considering, since taxes are a major part of any New Jersey budget.

Selling Your Lyndhurst Home

Lyndhurst sellers can market to commuters, first-time buyers, owner-occupants looking for rental income and investors. Each property type competes differently, so a condo, a single-family home and a two-family need to be priced against the right comparable sales. We'll prepare a free comparative market analysis, highlight what matters to today's buyers, such as the walk to the new station or the parks nearby, and market your home across every MLS and online channel.

Renting and Investing in Lyndhurst

Lyndhurst's mix of two-family homes, condos and newer apartment buildings creates a steady rental market, supported by rail and bus access to New York and jobs in the Meadowlands. We help renters find units that fit their budget and commute, and we help landlords price, market and screen applicants. For investors, we'll run realistic numbers on rents, taxes, insurance, flood exposure and condition before you make an offer.
