Belleville, NJ Real Estate Guide for Buyers, Sellers & Renters

October 17, 2026•6 min read

Belleville is an Essex County township of 38,222 residents as of the 2020 Census, set on the west bank of the Passaic River directly north of Newark. It packs a lot into about three and a half square miles: a light rail station, the Route 21 freeway, a regional hospital, a county golf course and the northern end of the Branch Brook Park greenway. Here's what to know before you buy, sell, rent or invest in Belleville.

Why People Choose Belleville

Belleville's appeal starts with its position. It borders Newark, Bloomfield and Nutley in Essex County, and the Passaic River separates it from Kearny in Hudson County and from North Arlington and Lyndhurst in Bergen County.

The township also has an unusual amount of green space for its size. Essex County's Belleville Park runs along the Second River and connects to Branch Brook Park, forming a park corridor more than two and a half miles long, with the county's Hendricks Field Golf Course extending it farther north. Part of Branch Brook's well-known cherry blossom collection spills into Belleville Park.

Belleville is also a place where people work. Clara Maass Medical Center, part of RWJBarnabas Health, is on Clara Maass Drive, and Washington Avenue serves as the township's main business corridor, home to Township Hall and the public library.

Getting Around: Commuting from Belleville

  • Light rail: Silver Lake station, on Heckel Street in Belleville, is on NJ Transit's Newark Light Rail, which runs south through Branch Brook Park to Newark Penn Station. There you can connect to NJ Transit trains and PATH to Lower Manhattan. Grove Street station, the line's terminus just over the border in Bloomfield, has a park-and-ride lot.
  • Bus: NJ Transit local bus routes connect Belleville with Newark, Bloomfield, Nutley and Clifton, including service along Washington Avenue and Belleville Avenue. Check NJ Transit's current schedules for the route that fits your commute.
  • Car: Route 21 runs through the township toward Newark to the south and Nutley and Clifton to the north. Route 7 follows Washington Avenue and Rutgers Street, then crosses the Passaic River on the Belleville Turnpike Bridge into North Arlington and Kearny. County Route 506 (Belleville Avenue) crosses town east to west.

Neighborhoods and Housing Types

Belleville includes several named localities. Silver Lake, which the Census Bureau treats as its own place, straddles the Belleville and Bloomfield border. Belwood, Big Tree and Soho are other named sections within the township.

The housing stock is a mix of:

  • Single-family homes
  • Two- and three-family houses, popular with owner-occupants who want rental income.
  • Apartment buildings of four or more units, which fall under the township's rent control ordinance.
  • Condominiums, including developments such as Bridgebrook.

Census estimates show roughly 56 percent of occupied homes in Belleville are owner-occupied, so renters make up a substantial share of the market too.

Buying a Home in Belleville

A two-family or three-family is a common first purchase here. If you're using an FHA loan, you can buy a two-to-four family home with a low down payment as long as you live in one of the units, and rent from the other units can help cover the mortgage.

Before you make an offer, we help you check:

  • Flood risk: The township has reported that some neighborhoods routinely flood from the Third River, and the Second River has also needed debris removal to reduce local flooding. Belleville also borders the Passaic River. We check FEMA flood maps and insurance needs for every home.
  • Older-home inspections: Look closely at the roof, heating system, electrical service, plumbing, foundation and any buried oil tank.
  • Multi-family details: Legal unit count, separate utilities, certificate of occupancy requirements and any leases you'd be taking over.
  • Condo associations: Monthly fees, reserves, rules and any planned special assessments.
  • Property taxes: We pull the current tax figure for every home you're considering, so your budget reflects the real carrying cost.

Selling Your Belleville Home

Belleville sellers can reach several buyer pools: commuters who want the light rail or Route 21, hospital employees, first-time buyers using FHA financing, and investors looking for multi-family income. A single-family, a two-family and a condo each compete in a different market, so pricing has to match the property. We'll prepare a free comparative market analysis based on recent sales of homes like yours, then market your home across the MLS and every major online channel.

Renting and Investing in Belleville

Rentals range from units in two- and three-family houses to larger apartment buildings. We help renters find a unit that fits their commute and budget, and we help landlords price, market and screen tenants.

Landlords should know the rules. Belleville's rent control ordinance applies to properties with four or more rental units and caps annual rent increases at 5 percent, with a Rent Leveling Board that hears disputes over increases above the cap. Single-family, two-family and three-family homes are exempt. The township may also grant payments in lieu of taxes (PILOTs) to qualified redevelopment projects, each approved by ordinance after a public hearing, so we follow new projects that could change the rental supply.

For investors, we'll help you run realistic rents, taxes, insurance and flood exposure so the numbers work from day one.
