Lodi, NJ Real Estate Guide for Buyers, Sellers & Renters
Lodi is a compact Bergen County borough of about 26,200 residents as of the 2020 Census, packed into roughly 2.3 square miles where Route 17, Route 46 and Interstate 80 meet. Incorporated in 1894 and named after Lodi in Lombardy, Italy, it grew up around the mills along the Saddle River and later its dye and chemical plants. Today it is a dense, highway-connected town with a deep supply of apartments, a university campus and easy access to the rest of North Jersey. It also sits right next door to our Garfield office, so it's a town we know well. Here's what to know before you buy, sell, rent or invest in Lodi.
Why People Choose Lodi
Location is the headline. Few Bergen County towns put three major highways inside their own borders, and in Lodi, Route 17, Route 46 and I-80 all pass through. That makes driving to Hackensack, Paramus, Paterson, the Meadowlands or the George Washington Bridge straightforward. Lodi also borders eight other Bergen County municipalities: Garfield, Hackensack, Hasbrouck Heights, Maywood, Rochelle Park, Saddle Brook, South Hackensack and Wood-Ridge. If your job or errands are spread across the county, Lodi keeps everything close.
The borough is also home to Felician University, which has its main campus in Lodi and a second campus in neighboring Rutherford.
Getting Around: Commuting from Lodi
- Bus to New York: NJ Transit routes 144, 161 and 164 connect Lodi with the Port Authority Bus Terminal in Midtown Manhattan.
- Local bus: NJ Transit routes 709, 712 and 780 provide local service to nearby towns.
- Train: Lodi has no train station of its own, but NJ Transit's Bergen County Line stops at Garfield and Plauderville stations in neighboring Garfield and at Wesmont station in Wood-Ridge. Trains run to Hoboken, and Secaucus Junction is two stops from Wesmont for connections to New York Penn Station.
- Car: Route 17, Route 46 and I-80 run through the borough, connecting Lodi to Paramus, Paterson, the Meadowlands and the George Washington Bridge.
Neighborhoods and Housing Types
Lodi is better described by housing type than by named neighborhoods. The 2020 Census counted about 10,400 housing units in the borough, a lot of homes for its small footprint. Here's what you'll find:
- Garden apartment complexes: These are a big part of Lodi's housing. Cedar Wright Gardens, in the Roosevelt Avenue, Terhune Avenue and Passaic Avenue area, has 642 units on its own, and smaller complexes such as the 1966-built buildings at 82 Contant Avenue off Route 46 add more.
- Single-family homes: A way into Bergen County ownership in a town with strong highway access. Condition and lot size vary a lot from street to street, so we compare each home against true comparables.
- Two- and three-family homes: A common choice for owner-occupants who want rental income from the other unit to help cover the mortgage.
Buying a Home in Lodi
Lodi gives buyers a practical entry point into Bergen County. If you're buying with an FHA loan, a two-to-four family property can be purchased with a low down payment as long as you live in one of the units. Cash buyers and investors will also find older homes with room to add value.
A few things we help buyers check:
- Flood risk: Parts of Lodi are prone to flooding in heavy rain, and the Saddle River has overflowed into borough streets during recent storms, including in January and March 2024. We check FEMA flood maps, the property's flood history and insurance costs before you make an offer.
- Older-home inspections: Much of the housing stock is decades old, so we look closely at roofs, heating systems, electrical service, basements and drainage, and at sump pumps and grading near the river.
- Multi-family details: We confirm legal unit counts, any certificate of occupancy requirements and existing leases on any two- or three-family.
- Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering so there are no surprises.

Selling Your Lodi Home
Lodi buyers often care most about commute access and value, so homes that show well and are priced against true comparables move best. A single-family, a two-family and a home in a flood zone each compete differently, and buyers will ask about flood history. We'll help you gather that information up front so it doesn't stall your sale. Start with a free comparative market analysis based on recent sales of homes like yours. From there, we'll market your home across the MLS and every major online channel, and since our office is just over the line in Garfield, we can be at your door quickly for showings and open houses.
Renting and Investing in Lodi
With large garden apartment complexes, multi-family houses, a university campus and direct bus service to Manhattan, Lodi has an active rental market. We help renters find units that fit their budget and commute. We also help landlords price, market and screen tenants.
For investors, Lodi's location near Routes 17, 46 and I-80 and its mix of two- and three-family homes make it worth a close look. Before you buy, we'll help you run realistic numbers on rents, taxes, insurance, flood exposure and repairs so the property works from day one.
