Saddle Brook, NJ Real Estate Guide for Buyers, Sellers & Renters
Saddle Brook is a Bergen County township of about 14,300 residents as of the 2020 Census, covering roughly 2.7 square miles on the west bank of the Saddle River. It was known for centuries as Saddle River Township, and several of today's neighboring towns, including Garfield, Lodi and Fair Lawn, were carved out of it. The township took the name Saddle Brook in the 1950s to end mail mix-ups with the Borough of Saddle River and Upper Saddle River. Today it's best known as the place where the Garden State Parkway and Interstate 80 meet, which makes it one of the most centrally located towns in North Jersey. Here's what to know before you buy, sell, rent or invest in Saddle Brook.
Why People Choose Saddle Brook
Highway access is the big draw. The Parkway (Exit 159) and I-80 (Exit 62) both cross the middle of the township, Route 46 clips its southwest corner, and Routes 4 and 17 sit just beyond its borders. From Saddle Brook, Paramus shopping, Hackensack, Paterson, the Meadowlands and the George Washington Bridge are all a short drive. That location brought hotels to the Parkway after World War II and still makes Saddle Brook a practical base for jobs anywhere in North Jersey or New York.
The township borders Elmwood Park, Fair Lawn, Garfield, Lodi, Paramus and Rochelle Park.

Neighborhoods and Housing Types
Saddle Brook is best understood by housing type and by its main corridors rather than by named neighborhoods. Most of its homes went up in a post-war building boom: according to the township's housing plan, the 1950s was the single biggest decade of construction, and well over half of the housing stock dates from 1940 through 1969. Here's what you'll find:
- Single-family homes: Detached houses make up the majority of the township's housing, most of them built in the decades after World War II.
- Two-family homes: Roughly one in five homes in Saddle Brook is in a two-unit building, according to the township's housing plan, which gives owner-occupants and investors real options.
- Townhomes and apartments: A smaller mix of attached townhomes and larger apartment buildings rounds out the stock, including the apartment complex at 140 Mayhill Street.
- Market Street and Midland Avenue: These are the township's long-standing business corridors. The township's housing plan identifies sections of both for mixed-use development with stores below and apartments above, and in 2024 the township designated 93-95 Market Street an area in need of rehabilitation.
Buying a Home in Saddle Brook
Saddle Brook gives buyers a way into Bergen County with an unusually central location. If you're using an FHA loan, a two-family can be purchased with a low down payment as long as you live in one of the units, letting rent from the other help with the mortgage.
A few things we help buyers check:
- Flood risk: The Saddle River runs along the township's eastern edge and has overflowed in major storms, including Ida in 2021, when water reached homes and basements in Saddle Brook. The township formed a Flood Advisory Board in 2015 to work on mitigation. We check FEMA flood maps, the home's flood history and insurance costs before you make an offer.
- Mid-century inspections: Homes built in the 1940s through the 1960s can have aging roofs, heating systems, electrical service, plumbing and oil tanks. We make sure your inspection looks closely at all of them.
- Two-family details: We confirm the legal unit count, any certificate of occupancy requirements and any existing leases.
- Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering so there are no surprises.

Selling Your Saddle Brook Home
Saddle Brook's location sells itself to commuters, but buyers here compare homes closely, and a mid-century home's updates, condition and flood history make a big difference in price. A renovated single-family, a two-family with tenants in place and a home near the river each compete differently. Renting and Investing in Saddle Brook
Rental options in Saddle Brook come mainly from two-family homes and a handful of apartment buildings. We help renters find homes that fit their budget and commute, and we help landlords price, market and screen tenants.
For investors, two-family homes are the core opportunity, and the township's plans for mixed-use development along Market Street and Midland Avenue are worth watching.
