Edgewater, NJ Real Estate Guide: Buy, Sell & Rent
Edgewater is a narrow Hudson River borough in Bergen County, set between the river and the Palisades cliffs, directly across from Manhattan. It had 14,336 residents in the 2020 Census, up about 25% from 2010, on less than one square mile of land. Once a factory town, Edgewater has redeveloped much of its three and a half miles of Hudson shoreline into apartment buildings, condos, townhouses, shopping centers and waterfront walkway. Here's what to know before you buy, sell, rent or invest in Edgewater.
Why People Choose Edgewater
The river is the obvious draw, and a ferry landing puts the West Side a short boat ride away. Everyday shopping is close, too. River Road is lined with shopping centers, including Edgewater Commons, where a new ShopRite opened in September 2026 in the former Acme space, and Mitsuwa Marketplace, a Japanese market with ramen, sushi, tempura and bakery counters and a Books Kinokuniya.
The borough also has real history. It was incorporated in 1894 as the Borough of Undercliff and renamed Edgewater in 1899. Its waterfront later held major plants for Ford, Alcoa, Lever Brothers, Hills Brothers Coffee and others. Ford's assembly plant, built between 1929 and 1931, was one of the first fully developed two-story auto assembly plants in the country.
Getting Around: Commuting from Edgewater
Edgewater has no train station, so commuters rely on the ferry, the bus and River Road.
- Ferry: NY Waterway runs service from the Edgewater Ferry Landing at the Edgewater Marina, 989 River Road. The borough approved a new long-term agreement with NY Waterway that took effect in January 2026.
- Bus to Midtown: NJ Transit routes including the 156, 158 and 159 serve the Port Authority Bus Terminal, with the 158 running along River Road.
- Bus to the GWB and local trips: The 188 heads toward the George Washington Bridge, and local route 751 connects Edgewater with Bergen Community College.
- Car: River Road (County Route 505) is the only north-south road through town. Route 5, Edgewater Road and Gorge Road climb the Palisades to the west, and River Road leads north into Fort Lee and the George Washington Bridge approaches.
Neighborhoods and Housing Types
Edgewater's housing is unusually new and vertical. According to the borough's 2025 housing plan, more than half of all homes are in buildings with 50 or more units, the median home was built in 1996, and only about one in ten units predates 1940. Roughly six in ten homes are renter-occupied. What you'll find:
- Waterfront condos and rental buildings: Mid-rise and high-rise buildings along the river and River Road, many on former industrial sites, often with garage parking, amenities and river views.
- Townhouses: Attached single-family homes outnumber detached houses in Edgewater by more than two to one.
- Single-family and two-family homes: Scattered across the western part of the borough.
- Small multifamily buildings: Three- and four-unit buildings account for about 14% of the borough's housing.
More is coming. The former Hess oil terminal at 615 River Road is being redeveloped under a borough redevelopment plan into a multi-tower rental community with roughly 1,200 apartments, retail, a public park and a planned on-site ferry terminal. The first phase, a 25-story tower, secured construction financing in October 2025, with completion targeted for late 2027.
Buying a Home in Edgewater
With so much of Edgewater's housing in condo and townhouse communities, a lot of the homework happens at the association level. Here's what we help buyers check:
- Association health: Monthly fees, what they cover, reserves, and any recent or upcoming special assessments.
- Financing: Not every condo building is approved for FHA financing. If you're looking at a two-to-four family home, an FHA loan can work with a low down payment as long as you live in one of the units.
- Flood zones: The borough's own planning documents note FEMA flood hazard areas along River Road and the river. We check flood maps and insurance costs before you commit.
- Site history: Much of the waterfront was industrial, and the Quanta Resources Superfund site is still under cleanup. We help you look into the history of any property near former industrial land.
- Property taxes: We pull the current tax figure for every home you're considering so you can budget accurately.

Selling Your Edgewater Home
In Edgewater, small details move value. Two units in the same building can sell very differently depending on floor, exposure, view and parking, and a townhouse competes in a different market than a high-rise condo or a house near the cliffs. We'll prepare a free comparative market analysis based on recent sales of homes like yours, gather the association documents buyers will ask for and market your home across the MLS and every major online channel.
Renting and Investing in Edgewater
With most homes renter-occupied, Edgewater offers renters plenty of choice near the ferry and the Midtown buses. We help renters find a unit that fits their budget and commute, and we help landlords price, market and screen tenants.
For investors, the first question is often whether an association allows rentals. We'll help you confirm the rules and run realistic numbers on rent, taxes, fees and insurance before you buy.
