Cliffside Park, NJ Real Estate Guide: Buy, Sell & Rent
Cliffside Park is a compact Bergen County borough perched on top of the Hudson Palisades, with 25,693 residents as of the 2020 Census packed into less than one square mile. It sits between the George Washington Bridge and the Lincoln Tunnel, borders Fort Lee, Edgewater, Fairview, Ridgefield and North Bergen, and is known for river and Manhattan skyline views from the edge of the cliffs. If you're thinking about buying, selling, renting or investing in Cliffside Park, here's what to know.
Why People Choose Cliffside Park
Location is the headline. The borough's own description puts it between the GWB and the Lincoln Tunnel, and Gorge Road runs down the face of the cliff to the Edgewater waterfront, so the shops and restaurants along the river are minutes away.
The setting is also hard to match. Palisade Avenue follows the top of the Palisades, and stretches of it look out over the Hudson toward the New York City skyline.
Cliffside Park also has a real piece of North Jersey history. From 1898 to 1971, the Palisades Amusement Park operated on 38 acres at the north end of town, straddling the line with Fort Lee. It was one of the most visited amusement parks in the country.
Getting Around: Commuting from Cliffside Park
Cliffside Park has no train station, so most commuters rely on buses or drive. The good news is that bus service to Manhattan is direct.
- Bus to Manhattan: NJ Transit routes 156 and 159 run through the borough to the Port Authority Bus Terminal in Midtown, by way of Bergenline Avenue. The 156 uses Palisade Avenue and the 159 uses Anderson Avenue. Some late-night 159 trips end at Winston Towers in Cliffside Park.
- Other bus service: Route 181 runs along Palisade Avenue to Union City's Bergenline Avenue station, route 22 connects to Jersey City, and routes 751 and 755 provide local service.
- By car: Palisade Avenue and Anderson Avenue are the borough's two main north–south roads. The George Washington Bridge is just to the north through Fort Lee, the Lincoln Tunnel is to the south, and Gorge Road (Route 5) runs down the cliff to Edgewater.
Neighborhoods and Housing Types
Cliffside Park covers less than a square mile of land, so it is denser than most Bergen County towns. Two named localities, Grantwood and Shadyside, lie partly or fully within the borough. Grantwood takes its name from Grant's Tomb, which sits across the river in Manhattan.
The housing stock covers a wide range:
- High-rise buildings: When the amusement park closed, the site was cleared and replaced with high-rise residential towers: the two Winston Towers buildings, Carlyle Towers and the Royal Buckingham.
- Condos and co-ops: Both are part of the local market and are often the most affordable way to own here. Condos and co-ops come with different financing and approval rules, so it matters which one you're buying.
- Single-family and multi-family homes: Detached houses and two-family and small multi-family homes make up the rest of the market.
- Rental apartments: Rentals range from units in larger buildings to apartments in smaller houses.
Buying a Home in Cliffside Park
Cliffside Park offers several ways into the market, from a co-op or condo in a building with a view to a two-family that helps cover the mortgage. If you're using an FHA loan, you can buy a two-to-four family property with a low down payment as long as you live in one of the units. FHA financing on a condo also depends on the building, which is one more reason to check before you make an offer.
A few things we help buyers check:
- Co-op board rules: Co-op boards set their own approval process, financing minimums and sublet policies. We review them before you commit.
- Condo association finances: Monthly fees, reserves and any planned special assessments.
- Parking: In a town this dense, whether a home comes with a garage, a driveway or a deeded space makes a big difference in daily life.
- Older-home inspections: Much of the housing has been around for decades. A thorough inspection of the roof, heating system, plumbing and electrical system is worth every dollar.
- Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering.
Need financing? We can connect you with a lender for pre-approval before you start touring.
Selling Your Cliffside Park Home
Buyers shopping in Cliffside Park often compare it with Fort Lee, Edgewater and nearby Hudson County towns, so your home needs to be priced and presented with that competition in mind. A high-rise condo with a skyline view, a co-op, and a two-family each compete in a different pool, and their values depend on details like floor, exposure, parking and building fees. We'll prepare a free comparative market analysis based on recent sales of homes like yours, then market your property across the MLS and every major online channel to reach both local buyers and New York commuters.
Renting and Investing in Cliffside Park
Direct bus service to Midtown and quick access to the GWB keep rentals in demand here. For renters, we help find apartments that fit your budget and commute. For landlords and investors, Cliffside Park offers two-to-four family homes and condo units to consider. Before you buy, we'll walk through realistic rents, taxes, insurance, association rules on renting (many condos and co-ops limit it) and the property's condition, so the numbers work from day one.
