East Rutherford, NJ Real Estate Guide: Buy, Sell & Rent

October 16, 2026•6 min read

East Rutherford is a compact Bergen County borough of about 10,000 residents (10,022 in the 2020 Census) set between the Passaic River on the west and the Hackensack River on the east. Most people know it as the home of MetLife Stadium and American Dream, but away from the Meadowlands the borough is mostly one- and two-family homes, with a small main street on Park Avenue and a growing number of new apartment buildings. Here's what to know before you buy, sell, rent or invest in East Rutherford.

Why People Choose East Rutherford

Location is the big draw. Route 17, Route 3, Route 120 and the New Jersey Turnpike Western Spur (Exit 16W) all serve the borough, so much of North Jersey is a short drive away.

It also has a rare mix for a small borough. The southern part of East Rutherford falls within the Meadowlands District, home to the Meadowlands Sports Complex, MetLife Stadium and the American Dream shopping and entertainment complex. The residential north side has its own downtown feel, with small shops and restaurants along Park Avenue between Union Avenue and Orchard Street. In 2026, MetLife Stadium hosted eight FIFA World Cup matches, including the final on July 19.

Getting Around: Commuting from East Rutherford

  • Train: Rutherford station, on the Rutherford and East Rutherford border, is served by NJ Transit's Bergen County Line, with a transfer at Secaucus Junction for New York Penn Station. Meadowlands station runs event service on the Meadowlands Rail Line to Secaucus Junction before and after games and events.
  • Bus: NJ Transit routes 160, 163, 164 and 322 run to the Port Authority Bus Terminal in Midtown Manhattan. Route 76 goes to Newark, and route 703 provides local service.
  • Car: Route 17, Route 3, Route 120 and the Turnpike's Western Spur.

Neighborhoods and Housing Types

The borough's 2023 Master Plan Reexamination describes East Rutherford as mainly one- and two-family homes, with multi-family housing added more and more on former industrial or vacant land.

  • Carlton Hill: The borough's western neighborhood, toward the Passaic River. According to the master plan, most homes here were built after World War II.
  • Central and eastern sections: Older housing, much of it dating to the early 1900s, on smaller lots with narrow setbacks and limited off-street parking.
  • Two-family and small multi-family homes: Two-family homes are a core part of the housing stock. There are also three- and four-family buildings and garden apartments, mostly two to three stories, built in the second half of the 20th century.
  • Newer condos and apartments: Three- to five-story projects such as River Renaissance, Carlton Hill Condominiums, Rutherford Heights and Central & Oak. 480 Flatz on Paterson Avenue opened with 35 rental units in 2021. The Parker East, an 86-unit rental building at 263 Hackensack Street, is a short walk from Rutherford station.
  • Mixed corridors: The master plan notes that Paterson Avenue, Hackensack Street and Railroad Avenue mix residential buildings with commercial uses and older industrial sites.

Buying a Home in East Rutherford

East Rutherford gives buyers a few different ways into southern Bergen County: a single-family home, a two-family that brings in rental income, or a condo in one of the newer buildings. If you're using an FHA loan, a two-to-four family property can be bought with a low down payment, as long as you live in one of the units.

A few things we help buyers check:

  • Older-home inspections: Many homes in the central and eastern sections date to the early 1900s. A thorough inspection of the roof, electrical, plumbing and heating is worth it.
  • Parking: Some older blocks have limited off-street parking, so we confirm driveway and garage details for every home you're considering.
  • Flood risk: East Rutherford sits in the valley between two rivers, and its master plan addresses stormwater in flood-prone areas. We check FEMA flood maps and insurance requirements before you make an offer.
  • Condo associations: For condos, we review monthly fees, reserves and any upcoming special assessments.
  • Property taxes: We pull the current tax figure for each home so you know your full monthly cost up front.

Selling Your East Rutherford Home

An East Rutherford home appeals to several kinds of buyers: commuters who want the Bergen County Line or a direct bus to Midtown, buyers who want a two-family with rental income, and investors. A Carlton Hill single-family, an older two-family in the central section and a newer condo each compete in a different market. We'll prepare a free comparative market analysis based on recent sales of homes like yours, then market your home across the MLS and every major online channel.

Renting and Investing in East Rutherford

The rental market here combines two-family units, garden apartments and new buildings near the train. The borough has designated several redevelopment areas for housing, including 150 Union Street, 263 Hackensack Street, 315 Railroad Avenue and 4 Jersey Street, and the Route 3 East redevelopment area includes The Monarch, a 316-unit development. We help renters find units that fit their budget and commute, and we help landlords price, market and screen tenants.

For investors, two-to-four family homes are the main opportunity. Before you buy, we'll go over realistic rents, taxes, insurance, flood exposure and condition with you so the numbers work from day one.
