Newark, NJ Real Estate Guide for Buyers, Sellers & Investors
Newark is New Jersey's largest city, with more than 311,000 residents counted in the 2020 Census. It's a major transit hub, a growing downtown, and home to some of the most varied housing in the state, from historic single-family homes to brownstones, two- and three-family houses and new high-rise apartments. For first-time buyers, renters and investors alike, Newark offers opportunities that are hard to find elsewhere in North Jersey. Here's our guide to buying, selling and renting in Newark.
Why People Choose Newark
Few places in New Jersey are as well connected. Newark Penn Station is served by NJ Transit, Amtrak and the PATH train, and PATH runs 24 hours a day to the World Trade Center in about 22 minutes. Newark Liberty International Airport sits right at the city's edge. The city is also home to major employers and institutions, including Prudential's global headquarters, Panasonic North America, Audible, University Hospital, Rutgers University–Newark, NJIT and Seton Hall Law School, plus the Prudential Center arena and NJPAC.
Getting Around: Commuting from Newark
- Newark Penn Station: NJ Transit (Northeast Corridor, North Jersey Coast and Raritan Valley lines), Amtrak, PATH to the World Trade Center, and the Newark Light Rail.
- Newark Broad Street Station: NJ Transit's Morristown and Montclair-Boonton lines.
- Newark Light Rail: Connects Penn Station, Broad Street and the North Ward.
- Airport: Newark Liberty International Airport, with AirTrain connections to NJ Transit and Amtrak.
- Highways: The NJ Turnpike, I-78, I-280, the Garden State Parkway and Route 21 all serve the city.
Newark Neighborhoods
Newark is divided into five wards, North, South, East, West and Central, and each has its own mix of housing and character. A few of the neighborhoods buyers ask us about most:
- Ironbound: Just east of Newark Penn Station, known for Ferry Street's restaurants, bakeries and shops, especially Portuguese and Brazilian cuisine. Walkable and close to transit.
- Forest Hill: A North Ward neighborhood listed on the National Register of Historic Places since 1990, with stately homes built from the 1870s to the 1920s, near Branch Brook Park.
- Roseville: Victorian brownstones and row homes, spanning parts of the North and West Wards.
- Vailsburg: A West Ward neighborhood with one- and two-family homes and dozens of active block associations, bordered by the Garden State Parkway.
- Weequahic: South Ward homes surrounding Weequahic Park, a 311-acre park designed by the Olmsted Brothers.
- Clinton Hill and Lower Broadway: Neighborhoods with many two- and three-family houses, some converted from original single-family homes, alongside single-family streets.
- University Heights: Home to Rutgers–Newark, NJIT, Essex County College and Rutgers' medical schools.
- Downtown: The business district around Prudential Center, NJPAC and Military Park, with loft and high-rise rental buildings.
Buying a Home in Newark
Newark's housing stock gives buyers options at many price points. Two- and three-family homes are especially popular with first-time buyers: with an FHA loan, you can buy a two-to-four family property with a low down payment as long as you live in one of the units, and the rent from the other units can help cover your mortgage.
Live Newark program: The City of Newark offers a homebuyer program for first-time buyers, with a 0% interest loan of up to $20,000 toward down payment or closing costs, forgiven over five years. Owner-occupants may also qualify for up to $40,000 for exterior repairs. Terms and eligibility can change, so we'll help you confirm the current requirements with the city and your lender.
What we help Newark buyers check:
- Rent rolls and leases on any multi-family home, since existing tenants come with the property.
- Rent control registration for rental units (see below).
- Property taxes, insurance and condition, especially in older homes.
- Any city inspections or certificates required before closing.

Investing in Newark
Strong rental demand from students, hospital and office workers, and commuters makes Newark one of New Jersey's most active investor markets. Investors should understand the local rules before they buy:
- Rent control: Newark has a rent control ordinance. Annual increases on covered units are capped at 4%, the cap continues after a vacancy, and landlords must register their units with the city. Some properties may be exempt, so confirm coverage for any specific building.
- Inclusionary zoning: New residential projects of 30 or more units must set aside 20% of units as affordable housing.
- Lead service lines: The city replaced roughly 23,000 lead service lines between 2018 and 2021 at no cost to residents.
We'll help you analyze realistic rents, expenses and rent control status before you make an offer.
Selling Your Newark Home
Newark sellers can attract owner-occupants, FHA buyers and investors at the same time, but each group looks at a property differently. We'll prepare a free comparative market analysis, present your home's rental income and features clearly for investors, and market it across every MLS and online channel to reach the widest pool of buyers.
