Washington Township, NJ Real Estate Guide: Buy, Sell & Rent

October 17, 2026•6 min read

Washington Township is a residential community in the Pascack Valley of northern Bergen County, with 9,285 residents as of the 2020 Census on just under 3 square miles of land. Officially called the Township of Washington, it should not be confused with the other Washington Townships in New Jersey, including those in Morris, Gloucester, Warren and Burlington counties. This guide covers only the Bergen County township, ZIP code 07676, which sits between Westwood, Emerson, Hillsdale, Paramus, Ridgewood, Ho-Ho-Kus and Saddle River. Here's what buyers, sellers, renters and investors should know.

Why People Choose Washington Township

The state legislature created Washington Township in 1840 and named it for George Washington. It developed differently from its neighbors: it had no rail station, so it stayed largely rural well into the twentieth century. That changed after World War II, when hundreds of new homes went up in a series of developments and the population grew from roughly 1,200 in 1950 to more than 6,600 by 1960. Much of today's housing comes from that postwar building period, which gives the township a consistent suburban layout of single-family streets, with commercial activity concentrated in a few places rather than spread throughout town.

Location is the other draw. The Garden State Parkway runs through the township, and train stations in neighboring Westwood, Emerson and Hillsdale are a short drive away, so residents get a residential setting with practical access to North Jersey job centers and New York City.

Getting Around: Commuting from Washington Township

  • Car: The Garden State Parkway passes through the township, with an interchange at Washington Avenue (Exit 168), and the Parkway's Pascack Valley Toll Plaza is located here. Washington Avenue is part of County Route 502.
  • Train: The township has no station of its own. NJ Transit's Pascack Valley Line stops in neighboring Westwood, Emerson and Hillsdale, with service south to Hoboken Terminal and a transfer point at Secaucus Junction.
  • Bus: Rockland Coaches runs commuter buses between the Pascack Valley and the Port Authority Bus Terminal in Midtown, and Bergen County lists Washington Avenue at Pascack Road as a stop on its routes. Schedules change, so we'll help you confirm current stops before you buy.

Neighborhoods and Housing Types

Washington Township's housing stock is overwhelmingly owner-occupied. Census Bureau estimates for 2020–2024 put the owner-occupied rate at about 97 percent. In practical terms, that means:

  • Single-family homes: The core of the market, much of it built in the postwar developments of the late 1940s through the 1960s. Many of these houses have been expanded or renovated over the years, so condition and layout vary widely from one block to the next.
  • Historic homes: A small number of much older houses survive from the township's farming era, most notably Seven Chimneys, an 18th-century Dutch farmhouse listed on the state and national historic registers.
  • Pascack Road commercial area: The township first approved a business zone on Pascack Road in the late 1940s, and the corridor remains its main shopping district, with stores and services within reach of nearby homes.

Because so few homes come up for sale at any given time, inventory can be tight. We'll show you what's available right now and set up alerts so you see new listings first.

Buying a Home in Washington Township

Most buyers here are shopping for a single-family home, and the age of the township's housing stock shapes what you should look for. Here's what we help buyers check:

  • Older-home inspections: Many homes are 60 or more years old. Have a full inspection covering the roof, heating and cooling systems, electrical service, plumbing, foundation and drainage, and ask whether there is or ever was a buried oil tank.
  • Additions and permits: Postwar homes have often been expanded. We'll help you confirm that additions, finished basements and other work were done with permits.
  • Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering so you can plan accurately.
  • Financing: FHA, VA and conventional loans all work for single-family homes here. We can connect you with a lender for pre-approval before you start touring, which matters when inventory is limited.

Selling Your Washington Township Home

Limited inventory works in a seller's favor, but buyers in this market compare homes closely, and pricing has to reflect your home's condition, updates and lot. A fully updated home and one with original systems compete in very different ways. We'll prepare a free comparative market analysis based on recent sales of homes like yours, advise you on which updates are worth making before listing, and market your home across the MLS and every major online channel to reach buyers throughout Bergen County and the New York area.

Renting and Investing in Washington Township

With nearly every home owner-occupied, rental listings in Washington Township are scarce, and single-family houses make up most of what does come up for rent. Renters who want to be in the area should be ready to move quickly, and we can widen the search to nearby Pascack Valley towns if needed. For investors, the township's appeal is long-term single-family ownership rather than multi-unit cash flow. If you're buying here as an investment, we'll help you weigh realistic rents, taxes, insurance and condition so the numbers make sense before you commit.
