Emerson, NJ Real Estate Guide for Buyers, Sellers & Renters
Emerson is a small Bergen County borough of about 7,300 residents as of the 2020 Census, covering roughly 2.4 square miles at the southern end of the Pascack Valley. It was incorporated in 1903 as the borough of Etna, named for a local railroad station, and took the name Emerson in 1909 in honor of Ralph Waldo Emerson. Today it is mostly a town of single-family homes, built around a Kinderkamack Road business district, a train station on the Pascack Valley Line and a wooded preserve at the edge of the Oradell Reservoir. Here's what buyers, sellers, renters and investors should know about Emerson.
Why People Choose Emerson
Emerson keeps the basics close together. The train station, borough shops and restaurants sit along Kinderkamack Road, and Emerson Plaza, a shopping center anchored by ShopRite, is at the corner of Old Hook Road and Main Street. Neighbors include Westwood, Oradell, Paramus and River Vale.
Open space is another draw. Emerson Woods covers about 19 acres of forest along Main Street, on land first bought as a buffer for the Oradell Reservoir and protected by a conservation easement since 2002. The county-owned Soldier Hill Golf Course on Palisade Avenue is also in town.
Getting Around: Commuting from Emerson
- Train: Emerson station, at Kinderkamack Road and Linwood Avenue, is on NJ Transit's Pascack Valley Line between Westwood and Oradell. Trains run to Hoboken Terminal, and riders bound for New York Penn Station can transfer at Secaucus Junction. The borough runs three commuter lots near the station, two of them limited to residents. The station is not ADA accessible.
- Bus: NJ Transit's 165 runs between Westwood and the Port Authority Bus Terminal in Midtown Manhattan by way of Emerson. Select Rockland Coaches (Coach USA) trips also stop at the Emerson railroad station.
- Car: Kinderkamack Road (County Route 503) runs north-south through the middle of the borough, and Old Hook Road (County Route 502) crosses it east to west.
Neighborhoods and Housing Types
The borough's 2018 Housing Element describes Emerson as a fully developed town of mature residential neighborhoods, mostly single-family and suburban, with its commercial district along Kinderkamack Road and the rail line. The Census figures in that plan show the mix:
- Single-family homes: About 86% of the borough's homes are detached single-family houses. Most were built from 1950 on, and the 1950s was by far the busiest decade for construction.
- Two-family homes: A small share of the housing, roughly 4 to 5% of units, so they don't come up often.
- Townhouses and apartments: A limited number of attached homes and small apartment buildings round out the mix.
- Downtown redevelopment: Citizen Emerson Station, a 147-unit rental building with ground-floor retail on the Kinderkamack Road block next to the train station (known locally as Block 419), has been in the works since 2018 but has sat unfinished for years. In May 2025 the borough council authorized legal action against the redeveloper, including condemnation. In January 2026 the mayor said the borough plans to see the project finished "with or without the developer."
Buying a Home in Emerson
Emerson is mainly a single-family market. We help you review:
- Inspections on mid-century homes: Many homes date to the 1950s and 1960s. Plan a thorough inspection, including oil tanks and drainage, and check permits for past additions.
- Stormwater and drainage: Some Emerson streets have had stormwater flooding. The borough is designing drainage projects, funded by federal money, for Forest Avenue and Jordan Road and for Vivian Avenue and Dorchester Road. We check FEMA flood maps, basement water history and insurance costs before you make an offer.
- Two-family purchases: When a two-family home does come up, an FHA loan lets you buy it with a low down payment as long as you live in one of the units.
- Property taxes: Taxes are a major part of any New Jersey housing budget. We pull the current tax figure for every home you're considering.

Selling Your Emerson Home
An Emerson home comes with selling points that are easy to show: a train station on Kinderkamack Road, a direct bus to Midtown, a supermarket-anchored shopping center and a wooded preserve. Value still depends on the specific house, including its condition, lot size and how it has handled heavy rain. We'll prepare a free comparative market analysis using recent sales of homes like yours, then market your home across the MLS and every major online channel.
Renting and Investing in Emerson
Emerson's rental supply is small. It is mostly single-family homes and two-family units offered for lease, plus a handful of apartments, so renters should start their search early. For investors, the biggest things to watch are the future of the Block 419 site and borough land-use decisions. We can help you estimate realistic rents, taxes, insurance and repairs before you commit, and we help landlords price, market and screen tenants.
