Roseland, NJ Real Estate Guide for Buyers, Sellers & Renters

October 17, 2026•5 min read

Roseland is a borough of about 6,300 residents (2020 Census) in western Essex County, covering roughly 3.6 square miles between Livingston, West Orange, West Caldwell, Essex Fells and East Hanover. Once the Centerville section of Livingston Township, it became its own borough in 1908. Much of the land that was once the Becker Farm now holds corporate office complexes, so Roseland pairs residential streets with a sizable business district right off Interstate 280. Here's what to know before you buy, sell, rent or invest in Roseland.

Why People Choose Roseland

Location is the headline. Interstate 280 runs east-west through the borough, and both Becker Farm Road and Eisenhower Parkway connect directly to it, giving drivers a straight shot toward Newark, the Garden State Parkway, the New Jersey Turnpike and Morris County. Roseland is also a work destination in its own right. ADP lists its headquarters at One ADP Boulevard in Roseland, and the office parks along Eisenhower Parkway and Becker Farm Road bring daily commuters into town.

Open space is close by, too. Essex County's Becker Park, about 147 acres of largely undeveloped parkland off Eagle Rock Avenue, spans Roseland and Livingston and is part of the larger Riker Hill complex.

Getting Around: Commuting from Roseland

  • Car: I-280 (the Essex Freeway) is the main artery, with access from Becker Farm Road and Eisenhower Parkway. Eagle Rock Avenue, Livingston Avenue, Roseland Avenue and Harrison Avenue carry most local traffic.
  • Bus: NJ Transit Route 71 stops along Roseland Avenue and Eagle Rock Avenue and runs to Newark Penn Station, where riders can connect to NJ Transit trains, PATH and other bus routes into New York.
  • Rail: There is no passenger rail station in Roseland, so train commuters typically drive to a station in a nearby town. We can help you compare commute options for any home you're considering.

Neighborhoods and Housing Types

According to the borough's Amended Fourth Round Housing Element, Roseland has about 2,470 housing units, and the mix is weighted toward ownership housing:

  • Single-family detached homes: About 59% of the housing stock. These make up the bulk of Roseland's residential streets.
  • Attached single-family homes: About 26% of units, a higher share than many neighboring towns. Townhouse-style homes are a common entry point for buyers who want ownership with less exterior maintenance.
  • Two-to-four-family homes: A small slice, under 5% of units combined.
  • Apartment buildings: Buildings with five or more units account for roughly 11% of housing. The borough's housing plan includes several multifamily rental projects on sites along Livingston Avenue, Becker Farm Road and Harrison Avenue.

Age varies as well. Roughly 43% of homes were built before 1970, while a large wave of construction came in the 2000s, so you'll find both mid-century houses and newer attached communities.

Buying a Home in Roseland

Detached single-family homes and attached townhouse-style homes make up the large majority of Roseland's housing, and each calls for a different checklist:

  • Association homes: If a townhouse or condo is part of an association, we review monthly fees, reserves, rules and any planned special assessments before you make an offer.
  • Older homes: For houses built before 1970, a thorough inspection should cover the roof, heating system, electrical service, plumbing and any underground oil tank.
  • Two-to-four-family homes: They're scarce here, but if one comes up, an FHA loan lets you buy with a low down payment as long as you live in one of the units.
  • Flood and wetlands: The borough's housing plan notes wetlands and flood hazard areas on some parcels near Becker Farm Road. We check flood maps and insurance requirements for any property you're serious about.
  • Property taxes: Taxes are a big part of any New Jersey budget. We pull the current tax figure for every home on your list.

Selling Your Roseland Home

Roseland's buyer pool includes people who work in the borough's office parks, commuters who rely on I-280, and buyers moving over from other Essex and Morris County towns. A detached colonial and an attached townhouse compete in very different markets, so pricing has to be specific to your property type and community. We'll prepare a free comparative market analysis based on recent sales of homes like yours, then market your home across the MLS and every major online channel.

Renting and Investing in Roseland

Rentals in Roseland include apartment buildings, rented townhouses and single-family homes, and the borough's housing plan adds new rental projects on several sites. With a large employment base inside the borough, demand comes from people who want to live near work and near I-280. For investors, we'll walk through realistic rents, taxes, insurance, association rules and condition before you buy, and for landlords we help with pricing, marketing and tenant screening.
