Essex Fells, NJ Real Estate Guide: Buy, Sell & Rent

October 17, 2026•4 min read

Essex Fells is a small borough in western Essex County, about 1.4 square miles, with roughly 2,200 residents counted in the 2020 Census. It became a borough in 1902 and has stayed almost entirely residential ever since. Single-family homes, wooded parkland and a borough-run water system define the place more than any downtown does. Here's what you should know before you buy, sell or rent in Essex Fells.

Why People Choose Essex Fells

Much of the draw is the landscape. Grover Cleveland Park, a county park of about 41 acres on the Caldwell line, sits at Brookside Avenue and Runnymede Road. Essex County calls it the first county park in western Essex. Its Olmsted-designed grounds include rolling hills, meadows, a pond fed by Pine Brook, lighted tennis and pickleball courts, a ball field, a playground, picnic areas and walking paths. In winter, once the county tests the ice and approves it, the pond opens for skating and the Pond House offers a warming fireplace.

The borough also runs its own water utility, which is unusual for a town this size. The Essex Fells Water Department dates to 1893, and the borough bought the system from the original developer in 1920. Today it draws on 16 wells and supplies water to Essex Fells as well as Roseland, Caldwell, North Caldwell and part of Verona. The borough's treatment plant sits on the grounds of the Essex Fells Country Club.

Getting Around

  • Car: Essex Fells is close to Caldwell, Roseland, North Caldwell and West Caldwell. Most commuters drive to regional highways or to park-and-ride and rail options in nearby towns.
  • Train and bus: There is no passenger rail station in the borough. We'll map drive times and the nearest NJ Transit rail and bus connections to your workplace for any home you're considering.

Housing in Essex Fells

Single-family detached homes make up nearly all of the housing here, and there are only about 800 housing units in the whole borough. Condos, two-to-four family homes and apartment buildings are rare, so buyers and renters looking for those property types will usually be choosing among very few listings at any given time.

Buying a Home in Essex Fells

With so few homes and so much variety between them, careful due diligence matters. Here's what we help buyers check:

  • Inspections: Look closely at the roof, foundation, heating, electrical and any additions, along with drainage and grading on sloped or wooded lots.
  • Flood maps: Pine Brook runs through the area. For any home near a stream or low ground, we check FEMA flood maps and insurance needs before you make an offer.
  • Renovation plans: If you plan to expand or rebuild, we'll find out early what the borough's zoning and permit rules allow for that lot.
  • Multi-family options: If a two-to-four family home does come up, an FHA loan lets you buy it with a low down payment as long as you live in one of the units.
  • Property taxes: We pull the current tax figure for every home you're considering. Water and sewer charges are billed by the borough, so we include those in your budget too.

Selling Your Essex Fells Home

Renting and Investing in Essex Fells

Essex Fells has a very small rental market, so units that do come up tend to be single-family homes or space on an existing property. Landlords should review the borough's current rental and zoning rules before leasing. We help investors run realistic numbers on taxes, insurance, maintenance and rent, and we help landlords price, market and screen tenants.
