Rockleigh, NJ Real Estate Guide: Buy, Sell & Rent

October 17, 2026•5 min read

Rockleigh is one of the smallest municipalities in Bergen County: roughly one square mile at the New York state line, with 407 residents counted in the 2020 Census. A historic district of about 246 acres covers a large part of the borough, so open fields, wooded slopes and 18th-century stone houses shape the landscape far more than new construction does. Here's what you should know before you buy, sell or invest in Rockleigh.

Why People Choose Rockleigh

The main draw is the setting. The borough describes its historic district as rural, with open fields, meadows, glens and wooded tablelands rising toward the Palisades ridge, and small waterfalls draining into the Sparkill Brook. The district sits next to the historic district of Palisades, New York, just across the state line.

The history runs deep. Rockleigh Road and Piermont Road carried Revolutionary War troops to and from Snedens Landing, where General Washington ordered a fortified post. The Rockleigh Historic District was listed on the National Register of Historic Places in 1977, and several stone houses from the 1700s still stand along its roads. Rockleigh itself became a borough in 1923, when voters approved splitting from Northvale.

For a town this size, Rockleigh also has a notable employer and a major recreation site. Crestron Electronics keeps its corporate headquarters on Volvo Drive, and Bergen County owns and runs Rockleigh Golf Course on Paris Avenue.

Getting Around

  • Car: Piermont Road is part of County Route 501, which runs through the borough and ends at the New York state line. Rockleigh Road and Paris Avenue are the other main local roads.
  • Commuting: We'll map drive times and nearby transit options to your workplace for any Rockleigh home you're considering.

Neighborhoods and Housing Types

Rockleigh is too small to have named neighborhoods. What sets one property apart from another is its zoning and whether it falls inside the historic district. The borough's zoning code includes these districts:

  • A Zone (single-family residential): Most of the borough's homes. The borough's 2025 housing plan describes Rockleigh as dominated by single-family zones, including two-acre one-family zoning.
  • H Zone (historic district) and HF Zone (historic fringe area): Properties in and around the historic district, where changes go through historic review.
  • Business, transition, light industry and public zones: These cover the borough's commercial, light industrial and public land.

Single-family detached homes make up the large majority of the housing stock. Attached homes and multi-unit buildings are few. The stock skews old: according to the borough's housing plan, more than half of Rockleigh's homes were built before 1970, and over a third date to 1939 or earlier. New construction is rare. One project stands out: a 25-townhouse development at 16–18 Paris Avenue was approved in 2023.

Buying a Home in Rockleigh

Rockleigh homes come with due-diligence questions you won't hit in most of Bergen County. Here's what we help buyers check:

  • Historic review: The borough has a Historic Preservation Commission, and its zoning code sets review rules for the H and HF zones, including additions, demolition and relocation of buildings. If you plan to renovate or expand, we'll find out early whether the property needs historic review.
  • Wells and septic: The borough's housing plan notes that public water and sewer access is limited and many properties rely on wells and septic systems. Plan on well water testing and a septic inspection.
  • Environmental constraints: Borough mapping shows wetlands, steep slopes and FEMA flood hazard areas in parts of Rockleigh. We check flood maps and insurance needs before you make an offer.
  • Older-home inspections: With so many homes built before 1940, inspect the structure, roof, electrical, heating and any older additions carefully.
  • Property taxes: We pull the current tax figure for every home you're considering so you can budget accurately.

Selling Your Rockleigh Home

With fewer than a hundred homes in the borough, recent comparable sales inside Rockleigh are scarce. Pricing takes more judgment than a standard comparison. We prepare a free comparative market analysis that weighs lot size, age, condition, historic district status and well or septic systems, and brings in sales from comparable nearby areas where needed. Then we market your home across every MLS and online channel.

Renting and Investing in Rockleigh

Most Rockleigh homes are owner-occupied, but the borough has a small rental market. Landlords should review Chapter 12 (Rental Housing) of the borough code before leasing. For investors, opportunities here usually mean single-family homes, and the numbers depend on condition, systems and any historic review a renovation would need. We help investors run realistic numbers on taxes, insurance, maintenance and rent before they buy, and we help landlords price, market and screen tenants for their rentals.
