Northvale, NJ Real Estate Guide for Buyers, Sellers & Renters
Northvale is a small borough at the northern tip of Bergen County, with roughly 4,800 residents as of the 2020 Census. It sits right on the New York State line, where County Route 505 crosses into Rockland County. Northvale pairs a compact residential core with commercial and light industrial zones, a direct commuter bus to Midtown Manhattan and a busy calendar of borough events. Here's what buyers, sellers, renters and investors should know before making a move in Northvale.
Why People Choose Northvale
Location is a big part of the appeal. Northvale borders Tappan, New York, so Rockland County shopping, services and roads are just as close as the rest of the Northern Valley. Inside the borough, a lot of daily life runs through 116 Paris Avenue, where both the municipal offices and the Northvale Public Library are located. The library belongs to the Bergen County library network (BCCLS), so cardholders can search and borrow from member libraries countywide. It also offers museum passes, digital services and a Library of Things.
The borough's two parks, Hogan Park and Veterans Park, host most community events. Hogan Park holds the spring Eggstravaganza, Town Day and the December Holiday Tree Lighting. Veterans Park hosts the fall Pumpkins for Pink event. The borough also runs a community garden and recreation leagues for basketball, soccer, softball and baseball.
Getting Around: Commuting from Northvale
- Bus to Manhattan: Rockland Coaches (Coach USA) routes 20 and 20T stop in Northvale on the way to the Port Authority Bus Terminal in Midtown. The route continues south through Norwood, Harrington Park, Closter, Demarest, Cresskill, Tenafly, Englewood, Leonia and Palisades Park, and north into Rockland County through Tappan, Orangeburg, Pearl River and Nanuet.
- County Route 505: The county route runs north through Northvale to the New York State line. Heading south, it connects the Northern Valley towns down toward Englewood and Fort Lee.
- Rail: The borough's historic photo collection includes a postcard of the Northvale railroad station from around 1908. There's no passenger rail station in town today, so most commuters take the bus or drive.
Neighborhoods and Housing Types
Northvale is a residential town, but its zoning map is more varied than its size suggests. The borough's zoning code sets up these districts:
- Residential zones: Two residential districts, R-12.5 and R-7.5, each with its own lot and setback standards.
- Multifamily: An RM multifamily district, along with a Residential Multifamily Inclusionary Overlay District.
- Paris Avenue: A Paris Avenue Inclusionary Overlay District applies along that corridor, near the municipal building and library.
- Commercial and light industrial: Several commercial zones (C, C-1 and C-2), a combined commercial and light industrial zone (C-3), a professional office zone, and two light industrial zones (LI and LI-1).
The Planning Board has adopted a Fourth Round Housing Element and Fair Share Plan, which guides how and where new housing can be added. Buyers looking at a specific street should know which zone it's in, because the zone determines what can be built there, both on the lot and next door.
Buying a Home in Northvale
Whether you're looking at a home in one of the residential zones or a unit in a multifamily or inclusionary development, a few things we help buyers check:
- Zoning and nearby uses: Light industrial and commercial zones sit alongside residential areas. We look up a home's zone and its neighboring zones so you know what's around it.
- Flood risk: Northvale has its own floodplain management and stream corridor protection ordinances, and the borough says several homeowners have asked about the NJDEP Blue Acres flood buyout program after recent severe flooding. We check FEMA flood maps, flood insurance requirements and the seller's disclosure for every property.
- Two-to-four family purchases: If you find a two-family home or other small multifamily property, an FHA loan can work with a low down payment as long as you live in one of the units.
- Older-home inspections: Plan for a thorough inspection of the roof, heating system, electrical, plumbing, foundation and drainage, especially on homes near low-lying ground.
- Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering.

Selling Your Northvale Home
Northvale's location on the state line means your buyer pool can include people already looking across the Northern Valley and in nearby Rockland County. In a borough this small, pricing has to rest on comparable sales of truly similar homes, not county averages. We'll prepare a free comparative market analysis based on recent sales of homes like yours. If your property is in or near a flood-prone area, we'll help you gather the documents buyers will ask for, such as flood insurance history, elevation certificates and records of any mitigation work. Then we market your home across the MLS and every major online channel.
Renting and Investing in Northvale
Northvale's zoning provides for multifamily housing alongside its residential districts, and the Rockland Coaches line to Port Authority gives renters a direct route into Manhattan. For renters, we search for available units and help put together a strong application. For investors, we look at zoning, flood exposure, taxes, insurance and realistic rents before you make an offer, so the numbers work from the start. For landlords, we handle pricing, marketing and tenant screening.
