Jersey City, NJ Real Estate Guide for Buyers, Sellers & Renters
Jersey City is New Jersey's second-largest city and the county seat of Hudson County, with about 292,000 residents counted in the 2020 Census. Directly across the Hudson River from Lower Manhattan, it offers everything from waterfront high-rises to 19th-century brownstones and two-family homes, plus some of the fastest commutes into New York anywhere in the state. Here's our guide to buying, selling, renting and investing in Jersey City.
Why People Choose Jersey City
Location is the headline. PATH trains, the Hudson-Bergen Light Rail, NY Waterway ferries and the Holland Tunnel all connect Jersey City to Manhattan and the rest of Hudson County. The Exchange Place waterfront is a major financial district, sometimes called "Wall Street West," and the city is home to Liberty State Park, Liberty Science Center, Saint Peter's University, Hudson County Community College and Kean University's Jersey City campus (formerly NJCU).
Getting Around: Commuting from Jersey City
- PATH: Stations at Journal Square, Grove Street, Newport and Exchange Place connect to the World Trade Center, Hoboken and Midtown Manhattan along 6th Avenue to 33rd Street.
- Hudson-Bergen Light Rail: Runs north-south through the city, connecting neighborhoods from Bergen-Lafayette and the West Side to the waterfront and beyond.
- Ferry: NY Waterway runs from Paulus Hook to Brookfield Place / Battery Park City seven days a week, with additional terminals at Liberty Harbor and Port Liberté.
- Car: The Holland Tunnel and the NJ Turnpike's Newark Bay Extension (I-78) serve the city.
Jersey City Neighborhoods
- Downtown: Paulus Hook, Van Vorst Park, Hamilton Park and Harsimus Cove. Historic districts with 19th-century brick and brownstone rowhouses around neighborhood parks, plus restaurant rows near the waterfront. Typically among the city's highest-priced areas.
- Exchange Place and Newport: The waterfront, with high-rise condos and rental towers, offices, Newport Centre mall and PATH stations steps away.
- Journal Square: A major transit hub at the Journal Square PATH Transportation Center, home to the historic Loew's Jersey Theatre and new towers such as Journal Squared, a three-tower complex with about 1,840 apartments.
- McGinley Square: Just south of Journal Square, near Saint Peter's University.
- The Heights: Atop the Palisades, with Victorian and Edwardian homes, Pershing Field and the Reservoir No. 3 park.
- Bergen-Lafayette: Next to Liberty State Park and served by three Light Rail stations.
- Greenville: The southernmost section, mostly one- and two-family houses and low-rise apartment buildings.
- West Side: Near Lincoln Park and the Hackensack River, with Kean University's Jersey City campus and the West Side Avenue Light Rail station.
Buying a Home in Jersey City
Jersey City buyers choose between very different types of property, and each comes with its own checklist:
- Condos: Review association fees, reserves, rules and any special assessments. In newer buildings, ask whether the building has a tax abatement (PILOT), how long it runs and what happens to the taxes when it expires. Jersey City has used long-term PILOT agreements on many new developments, and they can make a big difference in your monthly cost over time.
- Brownstones and rowhouses: Historic district rules may affect exterior renovations, and older buildings deserve a thorough inspection.
- Two-family homes: A popular route for owner-occupants. With an FHA loan you can buy a two-to-four family home with a low down payment if you live in one unit, and let rent from the other unit help with the mortgage.

Investing in Jersey City
Jersey City's rental demand is strong, but the local rules matter as much as the numbers:
- Rent control: Jersey City has a rent control ordinance administered by the Office of Landlord/Tenant Relations, and landlords register their properties with the city. Coverage generally depends on building size and age, so confirm the status of any specific property before you buy.
- Short-term rentals: Voters approved limits on short-term rentals like Airbnb in a November 2019 referendum. Among other restrictions, short-term rentals are generally barred in buildings with more than four units unless the owner lives on site, and tenants can't host. Don't count on short-term rental income without checking the current rules.
- Taxes and abatements: Factor in current property taxes and any abatement expiration when you run your numbers.
Selling Your Jersey City Home
Jersey City attracts buyers from New York City, across New Jersey and beyond. The right strategy depends on your property: a waterfront condo, a Downtown brownstone and a two-family in Greenville compete in very different markets. We'll prepare a free comparative market analysis based on recent sales of homes like yours and market your property across every MLS and online channel.
