Bayonne, NJ Real Estate Guide for Buyers, Sellers & Renters
Bayonne is a Hudson County city of about 71,700 residents as of the 2020 Census, built on a narrow peninsula with Newark Bay on one side, Upper New York Bay on the other and the Kill Van Kull at its southern tip. Light rail stations up the length of the city, a long Broadway shopping corridor, and a large waterfront redevelopment on the former military terminal set it apart from its Hudson County neighbors.
Why People Choose Bayonne
Bayonne offers a lot of Hudson County convenience in a city made up mostly of one- and two-family homes and small apartment buildings. The Hudson-Bergen Light Rail runs north through Jersey City toward Hoboken and beyond, express buses reach Manhattan, and the Bayonne Bridge links the city directly to Staten Island. Broadway has long served as the city's main shopping, dining and service street, running from 55th Street down toward the southern end of the peninsula.
The biggest change underway is on the east side. The Peninsula at Bayonne Harbor, the roughly 430-acre site that was once the Military Ocean Terminal, has been redeveloped since the early 2000s with thousands of new homes, retail space, warehouses and the Cape Liberty Cruise Port, with many more residential units planned.
Getting Around: Commuting from Bayonne
- Light rail: The Hudson-Bergen Light Rail stops at 45th Street, 34th Street, 22nd Street and 8th Street in Bayonne. The 8th Street station at Avenue C is the southern end of the line, with service north through Jersey City to Hoboken and connections to PATH and NJ Transit along the way.
- Bus: NJ Transit's 10 and 119 run along Kennedy Boulevard toward Jersey City, and the 119 continues to the Port Authority Bus Terminal in Midtown. The 81 runs between Bayonne and Jersey City, and the 120 is a weekday rush-hour route from Avenue C to Lower Manhattan.
- Ferry (coming): The city is developing a commuter ferry terminal on the Peninsula at Bayonne Harbor with NY Waterway as the operator, for service to Manhattan. Ask us for the current status before you count it in your commute.
- Car: The NJ Turnpike's Newark Bay Extension (I-78) connects Bayonne to Newark and the Holland Tunnel. Kennedy Boulevard and Route 440 run the length of the city, and the Bayonne Bridge, whose roadway was raised to let larger ships pass beneath, crosses to Staten Island.
Neighborhoods and Housing Types
Bayonne grew out of several 19th-century communities, and some of those names are still in use today:
- Bergen Point: The southern end of the city, south of the 8th Street light rail station, described in a state planning document as a residential neighborhood made up mostly of single-family homes.
- Centerville: Just north of the 8th Street station, also mostly single-family homes, according to the same plan.
- Broadway: The commercial spine of the city, lined with storefronts. City plans have encouraged mixed-use buildings here, with apartments over ground-floor shops.
- The Peninsula at Bayonne Harbor: The former Military Ocean Terminal on the city's east side. It has been rebuilt with newer residential buildings, along with retail, the cruise port and the planned ferry landing.
Across the city, the housing is mostly one- and two-family homes and apartment buildings of five stories or fewer, with newer construction concentrated on the Peninsula.
Buying a Home in Bayonne
Bayonne gives buyers several ways in: single-family homes in the older sections, two-family homes throughout the city, and condos in newer and older buildings. If you're using an FHA loan, you can buy a two-to-four family home with a low down payment as long as you live in one of the units.
A few things we help buyers check:
- Older-home inspections: Much of Bayonne's housing dates back generations. A thorough inspection is a must.
- Condo associations: In any condo building, we review the association's fees, reserves, rules and any special assessments.
- Rent-controlled tenants: If you're buying a building with five or more units and existing tenants, find out which units are covered by the city's rent control ordinance before you make an offer.
- Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering so there are no surprises.

Selling Your Bayonne Home
Bayonne buyers include light rail and bus commuters, first-time buyers, owner-occupants looking at two-family homes, and investors. A single-family home in Bergen Point, a two-family near a light rail station and a newer unit on the Peninsula each compete in a different market, so pricing has to fit the property. We'll prepare a free comparative market analysis based on recent sales of homes like yours, then market it across every MLS and online channel.
Renting and Investing in Bayonne
Renters can choose between apartments in two-family homes, small walk-up buildings near Broadway and the light rail, and newer buildings on the Peninsula. We help renters find units that fit their budget and commute, and we help landlords price, market and screen tenants.
Investors need to know the local rules. Bayonne has a rent control ordinance, updated in 2023 and administered by the Rent Control Board and Rent Control Office. Buildings with four or fewer rental units are exempt, and so are newly built dwellings first rented after receiving a certificate of occupancy after November 1, 2011, among other exemptions. In covered buildings, landlords file an annual registry of rent-controlled tenants with the city by December 1. Confirm the status of any building before you buy, and let us help you run realistic numbers on rents, taxes, insurance and condition.
