East Newark, NJ Real Estate Guide: Buy, Sell & Rent
East Newark is a Hudson County borough of roughly a tenth of a square mile, one of the smallest municipalities in New Jersey by area. The 2020 Census counted about 2,600 residents. The borough sits on the east bank of the Passaic River, bordered by Kearny to the north and Harrison to the south and east, with downtown Newark directly across the water. Here's what you should know before you buy, sell, rent or invest in East Newark.
Why People Choose East Newark
Location is the main draw. East Newark is only a few blocks from the Harrison PATH station and just over the river from Newark, so a short trip connects you to Jersey City, Lower Manhattan and Newark's downtown jobs.
The borough also has an unusual industrial history. It separated from Kearny and incorporated in 1895, and its riverfront is home to the Clark Thread Company Historic District, a roughly 13-acre complex at 900 Passaic Avenue. Most of its brick mill buildings went up between 1875 and 1910, when the Clark Thread works ranked among the country's leading sewing-thread makers. The district has been on the National Register of Historic Places since 1978.
Getting Around
- PATH: The Harrison PATH station, a few blocks south of the borough, is on the Newark–World Trade Center line. Trains run east to Journal Square and the World Trade Center and west to Newark Penn Station.
- Car: Interstate 280 runs along the southern edge of the borough, with nearby connections in Harrison and, across the Passaic River, in Newark.
- Commuting: We'll map bus, rail and drive options from any East Newark home to your workplace.
Housing and Redevelopment
East Newark has no named neighborhoods. It's a compact grid of streets with very little undeveloped land, as the borough's 2025 planning records note, so new housing mostly comes from reusing existing sites.
The biggest example is the Clark Thread mill. The borough's redevelopment plan, adopted in 2007, calls for residential lofts in the old mill buildings, ground-floor retail along Central Avenue, a public walkway along the Passaic River, and a shuttle to the Harrison PATH station. The East Newark Planning Board later approved a plan to convert the complex into 616 rental apartments with retail space and a parking garage, and renovation work began in 2022. Construction timelines shift, so ask us for the project's current status if it affects your plans.
Buying a Home in East Newark
Here's what we help buyers check in East Newark:
- Two-to-four family homes: If you're buying with an FHA loan, you can purchase a two-to-four family property with a low down payment, as long as you live in one of the units.
- Parking: Vehicles parked on borough streets for more than two hours need a residential permit, and you'll need a license, registration and insurance showing an East Newark address to get one. We confirm what parking comes with each property.
- Older-home inspections: Plan on a thorough inspection of the structure, roof, electrical, plumbing and heating.
- Flood maps: Some properties sit close to the Passaic River. We check the current flood map and insurance requirements for every property before you make an offer.
- Property taxes: We pull the current tax figure for every home you're considering so you can budget accurately.

Renting and Investing in East Newark
The mill conversion is planned to add a large supply of rental apartments. For investors, the numbers on any multi-unit property depend on taxes, insurance, condition and parking.
