Winfield, NJ Real Estate Guide for Buyers, Sellers & Renters

Winfield Township is a Union County municipality of about 0.18 square miles, with 1,423 residents counted in the 2020 Census. The township's own website calls it "a unique municipality in the United States," and its housing setup explains why. Nearly the entire township is a single mutual housing development, Winfield Park, built by the federal government in 1941 and owned by a corporation of its residents since 1950. Here's what you should know before you consider a home in Winfield.

Why People Choose Winfield

Winfield's draw is its setting and its structure. The township is bordered on three sides by the Rahway River and Union County's Rahway River Park, a park designed by the Olmsted Brothers firm. Inside the township are its own school, shopping center, community center, municipal building and volunteer fire and ambulance building.

The history is unusual. Winfield Park was planned as the Winfield Park Mutual Ownership Defense Housing Project, built for workers at the Kearny shipyards. The State Legislature created the township in 1941 from parts of Clark and Linden, overriding the governor's veto. In 1950 the Winfield Park Mutual Housing Corporation bought the project from the federal government, and it paid off that mortgage in 1984.

Getting Around

  • Car: Garden State Parkway Exit 136 sits just outside the township. North Stiles Street (County Route 615) forms the township's northeastern edge, and Raritan Road (County Route 607) touches its northern border.
  • Bus: NJ Transit routes 56, 57 and 112 serve the township.
  • Train: The closest NJ Transit rail stations are in Cranford and Linden.

How Housing Works in Winfield

Winfield Park contains about 700 dwelling units in 254 buildings. Unit types include single-family homes, two-story two- and three-bedroom townhouse-style apartments, one-story two-bedroom apartments and one-bedroom apartments.

What makes Winfield different is ownership. As described in a New Jersey appellate court decision involving the corporation (Bluvias v. Winfield Mutual Housing Corp.), the corporation owns nearly all the land in Winfield Park, along with the dwelling units, school, shopping area and municipal building. The streets were ceded to the township. Residents don't hold deeds to their units. They hold mutual ownership contracts that make them members of the corporation, which the court treated as a cooperative housing corporation. Members elect the board and vote on its policies.

The court described several rules that shape any move here:

  • Owner occupancy: Members must live in their units and cannot sublet without the corporation's express permission.
  • Transfers go through the corporation: When a unit becomes vacant, the corporation holds a right of first refusal and has historically reassigned units itself rather than allowing open-market sales to outside buyers.
  • Monthly charges: Members pay monthly maintenance charges to the corporation.

Members can amend these rules, so current practice may differ. Contact the Winfield Mutual Housing Corporation directly for its current policies.

Buying, Selling and Renting in Winfield

Because Winfield units are held as memberships in the corporation rather than as deeded real estate, and transfers have historically run through the corporation, standard buying steps such as an offer, a mortgage and a title transfer don't apply the way they do elsewhere. Financing a cooperative membership also works differently from financing a deeded home. Investor purchases and outside rentals are limited by the owner-occupancy and sublet rules.

If you're drawn to Winfield's location between Clark, Cranford and Linden, we can help you compare options in the surrounding towns, from single-family homes to two-to-four family properties. If you're using an FHA loan, a two-to-four family property can be bought with a low down payment as long as you live in one of the units. We'll pull current taxes, check flood maps along the Rahway River, and connect you with a lender for pre-approval before you start touring.
