South Orange, NJ Real Estate Guide: Buy, Sell & Rent

October 17, 2026•6 min read

South Orange is an Essex County village of 2.85 square miles that counted 18,484 residents in the 2020 Census, up about 14 percent from 2010. Its official name is South Orange Village; it was long known as the Township of South Orange Village before returning to its original name. With two train stations on NJ Transit's Morris & Essex Lines, a downtown built around a performing arts center, Seton Hall University's main campus and a large stock of pre-1940 homes, South Orange is a distinctive place to buy, sell, rent or invest.

Why People Choose South Orange

For many buyers, it starts with the train. The South Orange station sits in the village center, and Midtown Direct trains on the Morristown Line run straight into New York Penn Station, with other trains heading to Hoboken. Downtown has grown up around that station: the South Orange Performing Arts Center (SOPAC) is next door, with a performance hall, a multipurpose loft, a gallery and a cinema, and it co-produces the South Orange Summer Nights series each year.

The village also has a look of its own. It still lights many of its streets with gas lamps, roughly 1,400 of them, which PSE&G maintains. And Seton Hall University's 58-acre main campus runs along South Orange Avenue, about 14 miles from Manhattan.

Getting Around: Commuting from South Orange

  • South Orange station: Located at Sloan Street and South Orange Avenue on NJ Transit's Morris & Essex Lines. Trains run east to Hoboken and, via Midtown Direct, New York Penn Station, and west toward Morristown, Gladstone and Hackettstown. The 1916 station building is listed on the National Register of Historic Places and the platform is accessible.
  • Mountain Station: A second Morris & Essex stop in the village, on Vose Avenue.
  • By car: South Orange Avenue is the village's main corridor and runs east toward Newark.

Neighborhoods and Housing Types

South Orange is primarily a village of single-family homes. According to the village's Housing Element and Fair Share Plan, single-family detached houses make up close to two-thirds of the housing stock, larger apartment buildings of 20 or more units account for under a fifth, and two-to-four family housing is limited. The housing is also notably old: the same plan reports that nearly half of all structures were built in 1939 or earlier and about 80 percent before 1970.

  • Historic districts: The village's historic district map names eight districts: Montrose Park, Prospect Street, South Ridgewood Road, North Ridgewood Road, Riggs Place, Meeker Street, Hillside Place and Tuxedo Park. A local Historic Preservation Commission reviews demolition, relocation and subdivision requests for designated properties.
  • Downtown and redevelopment areas: The village has designated several redevelopment areas, including the Central Business area, Third and Valley, Fourth and Valley, Vose and Taylor, Second and Sloan, 270 Irvington and Lackawanna and Valley. The village's housing plan lists housing projects in several of these areas, including Third and Valley, Fourth and Valley and Second and Sloan.
  • Apartments and condos: The village also has older apartment buildings and some condominiums.

Buying a Home in South Orange

Most buyers here are shopping for an older single-family home. A few things we help you check:

  • Older-home inspections: With so much of the housing built before 1940, a thorough inspection of the roof, foundation, heating, electrical, plumbing and any older oil tank is essential.
  • Historic district rules: If a home is in or near one of the historic districts, we find out what reviews apply before you plan an addition, demolition or subdivision.
  • Two-to-four family homes and FHA: Multi-unit properties are limited in South Orange, so they don't come up often. When one does, an FHA loan lets you buy a two-to-four family home with a low down payment as long as you live in one of the units.
  • Condo review: We check association fees, reserves and any planned special assessments.
  • Properties near the river: The east branch of the Rahway River flows through the village past Flood's Hill. For any home near the river, we check FEMA flood maps and insurance needs up front.
  • Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering.

Selling Your South Orange Home

A home within walking distance of a Midtown Direct station, an older house with original architectural details, and a downtown condo each draw a different buyer, so pricing has to reflect the specific property. With older homes, knowing your home's condition and any historic district status before you list helps avoid surprises. We'll prepare a free comparative market analysis based on recent sales of homes like yours, then market your home across the MLS and every major online channel.

Renting and Investing in South Orange

Renters in South Orange can choose from newer buildings in the redevelopment areas, older apartment buildings and rental houses, and Seton Hall's campus is right in the village. Landlords should know that South Orange has a rent leveling ordinance and requires annual registration and licensing of rental properties, including single-family rentals; units in an owner-occupied two-family home still need a Certificate of Habitability. Before you buy, we'll confirm which rules apply to that building and work through realistic rents, taxes, insurance and condition with you.
