Scotch Plains, NJ Real Estate Guide: Buy, Sell & Rent
Scotch Plains is a Union County township of about nine square miles, with 24,968 residents counted in the 2020 Census. First settled in 1684, it was incorporated as Fanwood Township in the late 1870s and took back its colonial name, Scotch Plains, in 1917. Today it combines a historic village downtown, part of the Watchung Reservation and a housing stock built mostly around single-family homes. Here's what you should know before you buy, sell, rent or invest in Scotch Plains.
Why People Choose Scotch Plains
Open space is a big part of it. The Watchung Reservation, a Union County park, covers the north side of the township, and the county's Ashbrook Reservation and Ash Brook Golf Course sit on Raritan Road to the south. Union County's municipal profile describes about three quarters of the township's homes as single-family detached houses, and most homes are owner-occupied.
The downtown is also changing. In 2021, the Township Council adopted a Downtown Redevelopment Plan covering about 9.5 acres of township-owned land around Park Avenue. The plan calls for retail and restaurants, apartments, public plazas, public parking and a combined library and town hall, with Woodmont Properties as the designated redeveloper. The project is still moving through state permitting, so ask us for the latest status if you're looking at homes nearby.

- Car: U.S. Route 22 and Route 28 pass through the township. Interstate 78 runs just north, and the Garden State Parkway is a short drive east.
Neighborhoods and Housing Types
Scotch Plains is mostly a market of single-family homes. According to Union County's municipal profile, about three quarters of homes are single-family detached houses. Townhouses and other attached homes make up a smaller share, two-family homes are relatively few, and roughly one in seven homes is in a building with three or more units. A large share of the housing stock was built before 1960, much of the rest during the township's postwar growth.
New apartments have been added downtown. The township lists 18 FIFTEEN at 1815 Front Street, with 42 units, and Scotch Plains Crossing at 1776 East Second Street, with 40 units, among its completed downtown projects.
The township doesn't divide itself into official neighborhoods, so buyers tend to shop by location: near the downtown and the Fanwood station, near the Watchung Reservation on the north side, or on the south side, where much of the township's postwar housing was built.
Buying a Home in Scotch Plains
Here's what we help buyers check in Scotch Plains:
- Flood maps: Union County's hazard mitigation plan identifies the Green Brook along the township's northwest border, Lambert's Run near the Lamberts Mill dam and several smaller stream channels as flood sources. We check the current FEMA flood map and insurance requirements for every property before you commit.
- Older-home inspections: Many homes date from before 1960. Plan on a thorough inspection of the roof, foundation, electrical, plumbing and heating, plus a review of past permits and additions.
- Townhouses and condos: For attached homes, we review association fees, reserves and any upcoming special assessments.
- Two-to-four family homes: They're less common here, but if you find one and you're using an FHA loan, you can buy with a low down payment as long as you live in one of the units.
- Property taxes: We pull the current tax figure for every home on your list so you can budget accurately.

Selling Your Scotch Plains Home
Most Scotch Plains sellers are competing in the single-family market, where condition, updates, lot and location relative to the downtown, the train and the Watchung Reservation all affect value. We'll prepare a free comparative market analysis using recent sales of homes like yours, then market your home across every MLS and online channel. If your home is near a flood source, we'll help you gather flood zone and insurance information up front so buyers can move with confidence.
Renting and Investing in Scotch Plains
Rentals are a smaller part of the Scotch Plains market, but they include apartment buildings, the new downtown buildings, townhouses and single-family homes for lease. We help renters find homes that fit their budget and commute, and we help landlords price, market and screen tenants.
For investors, the main questions are taxes, insurance, flood zone status, condition and how the downtown redevelopment may affect nearby properties. We'll help you run realistic numbers before you buy.
