Roselle Park, NJ Real Estate Guide for Buyers, Sellers & Renters
Roselle Park is a compact Union County borough of about 1.2 square miles, with 13,967 residents counted in the 2020 Census. It has its own NJ Transit train station, sits right off the Garden State Parkway and carries a surprising amount of history for its size, from Revolutionary War sites to one of the country's first licensed radio stations. Here's what you should know before you buy, sell, rent or invest in Roselle Park.
Why People Choose Roselle Park
Convenience is the main draw. The Raritan Valley Line station puts Newark within a short ride, the Parkway is next door at Exit 137, and Route 28 (Westfield Avenue) crosses the borough.
The borough's history adds character. Roselle Park was part of Union Township until 1901, when it incorporated as its own borough. According to the borough's history page, Galloping Hill Road was traveled by soldiers on the way to the Battle of Springfield during the Revolutionary War, and the Hospital Oak at Westfield Avenue and Colonial Road marks the site of a wartime field hospital. In the early 1880s, Stone's Store was one of the first commercial buildings to use Edison's incandescent lamp, powered from the generating station in neighboring Roselle. Later, the Marconi Wireless Telegraph Company of America built radio equipment on Westfield Avenue, and the site became home to WDY, which the borough describes as one of the first licensed broadcast radio stations in the country.
Getting Around: Commuting from Roselle Park
- Train: Roselle Park station, at West Lincoln Avenue near Locust Street, is on NJ Transit's Raritan Valley Line. Trains run east to Newark Penn Station, with some continuing directly to New York Penn Station, and west toward Raritan and High Bridge. The station has a commuter parking lot.
- Bus: Union County lists NJ Transit routes 58, 94 and 113 as serving the borough. NJ Transit notices show the 113 running through Roselle Park toward New York.
- Car: The Garden State Parkway runs just west of the borough at Exit 137, and Route 28 (Westfield Avenue) runs through town. Newark Liberty International Airport is a short drive east.
Neighborhoods and Housing Types
At just over a square mile, Roselle Park doesn't have well-known named neighborhoods. Buyers usually think in terms of housing type and how close a home is to the train or Westfield Avenue. Union County's borough profile, drawn from Census survey data, shows the mix:
- Single-family homes: A little under 60 percent of housing units are detached single-family homes.
- Two-family homes: About 11 percent of units are in two-unit buildings.
- Apartments: Roughly 28 percent of units are in buildings with three or more units, including garden apartments and mid-size buildings.
- Older housing stock: About two-thirds of homes were built before 1960.
- Owners and renters: Census figures show about 60 percent of occupied homes are owner-occupied.
Buying a Home in Roselle Park
Roselle Park works for buyers who want to be near a train station without a large lot to maintain. Here's what we help buyers check:
- Two-to-four-family homes: A two-family can help offset your mortgage with rental income. An FHA loan lets you buy a two-to-four-family property with a low down payment as long as you live in one of the units.
- Older-home inspections: With most homes built before 1960, we recommend a full inspection of the roof, heating, electrical, plumbing, foundation and any buried oil tank.
- Permits on past work: If a home has a finished basement, addition or other renovations, we help you confirm the work was permitted through the borough's Construction Code Department.
- Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering.
The borough also runs a Home Improvement Program, administered by an outside housing consultant, that offers no-interest, forgivable loans for necessary repairs to income-qualified owners and to landlords of rental units. If a home needs major work, we can point you to the program after closing.
Need financing? We can connect you with a lender for pre-approval before you start touring.
Selling Your Roselle Park Home
Roselle Park's train access and Parkway location attract commuters, first-time buyers and investors. A single-family near the station, and a two-family each compete in a different market, so pricing has to match your property. We'll prepare a free comparative market analysis based on recent sales of comparable homes, highlight what buyers here look for, such as walking distance to the train, and market your home across the MLS and online channels.
Renting and Investing in Roselle Park
About 40 percent of occupied homes in Roselle Park are rentals, spread across two-family houses, garden apartments and larger buildings. We help renters find units that fit their budget and commute, and we help landlords price, market and screen tenants.
For investors, two-to-four-family homes are the most common entry point. Before you buy, we'll review realistic rents, taxes, insurance and repair needs, and check any borough requirements that apply to rentals so the numbers work from day one.
