River Edge, NJ Real Estate Guide: Buy, Sell & Rent

October 16, 2026•6 min read

River Edge is a compact Bergen County borough of about 12,000 residents (12,049 in the 2020 Census), set on the west bank of the Hackensack River between Hackensack, New Milford, Oradell and Paramus. Incorporated in 1894 as Riverside and renamed River Edge in 1930, it packs two train stations, a Revolutionary War historic site and part of one of the county's busiest parks into under two square miles. If you're thinking about buying, selling, renting or investing in River Edge, here's what to know.

Why People Choose River Edge

River Edge's appeal starts with its location. Route 4 runs along the southern edge of the borough, Kinderkamack Road (County Route 503) runs north to south beside the river, and Hackensack's courthouse, hospital and downtown are just across the border. Two NJ Transit rail stations give the borough more train access than most towns its size.

The town also carries real history. New Bridge Landing, at the south end of River Edge, is where the Continental Army crossed the Hackensack River during the retreat from New York in November 1776, earning it the nickname "The Bridge That Saved a Nation." Today the site is a historic park with colonial-era houses you can visit.

Getting Around: Commuting from River Edge

  • Train: NJ Transit's Pascack Valley Line stops at two stations in the borough. River Edge station sits at River Edge Road and Park Avenue on the north side, and New Bridge Landing station is at Kinderkamack Road and Grand Avenue, next to Route 4, on the south side. Trains run to Hoboken Terminal, with a transfer at Secaucus Junction for New York Penn Station. Commuter parking at River Edge station is by borough permit.
  • Bus: NJ Transit's 165 runs between Westwood and the Port Authority Bus Terminal in Midtown along Kinderkamack Road, with Route 4 express trips serving River Edge during weekday rush hours.
  • Car: Route 4 connects east toward the George Washington Bridge and west into Paramus, while Kinderkamack Road links River Edge with Hackensack to the south and the Pascack Valley towns to the north.

Neighborhoods and Housing Types

River Edge is primarily a single-family town. The borough's zoning ordinance sets aside separate districts for single-family homes, two-family homes, garden apartments and a planned residential development, so the housing stock includes a mix of all four types. Much of the housing dates to the mid-20th century, with older homes and newer construction mixed in.

  • Single-family homes: The bulk of the borough's housing.
  • Two-family homes: Permitted in the borough's two-family zone and a practical option for owner-occupant buyers who want rental income.
  • Garden apartments and planned developments: Low-rise apartment complexes provide much of River Edge's rental supply, and the planned residential development zone allows other attached housing.
  • Cherry Hill and North Hackensack: Two historic place names within the borough. The New Bridge Landing train station was called Cherry Hill when it opened in 1870 and North Hackensack from the 1890s until 2009.

The borough has also designated two redevelopment areas in its zoning code, the New Bridge Landing Station Redevelopment Area and the Kinderkamack Road Redevelopment Area, so the housing and commercial mix near the station and along Kinderkamack Road may change in the years ahead. We track what's approved and what's proposed.

Buying a Home in River Edge

Most buyers in River Edge are shopping for single-family homes, but two-family homes and attached homes offer other ways in. If you're using an FHA loan, a two-to-four family home can be bought with a low down payment as long as you live in one of the units.

A few things we help buyers check:

  • Older-home inspections: With so many homes built before 1970, we pay close attention to roofs, heating systems, electrical service, sewer lines and any oil tank history.
  • Flood zones: River Edge has FEMA-mapped special flood hazard areas covered by its flood damage prevention ordinance. We check flood maps and insurance needs before you commit.
  • Association homes: If a home is part of a condo or homeowners association, we review monthly fees, reserves and any planned special assessments.
  • Property taxes: Taxes are a big part of any New Jersey budget. We pull the current tax figure for every home you're considering.
  • Commuter parking: If you plan to drive to the train, ask us about the borough's permit parking at River Edge station.

Selling Your River Edge Home

River Edge draws buyers who want rail access, a short drive to Hackensack and Paramus, and a smaller borough setting. Because single-family homes make up most of the market, buyers compare closely on condition, lot and proximity to the stations. We'll prepare a free comparative market analysis based on recent sales of homes like yours, advise you on which updates are worth making, and market your home across the MLS and every major online channel.

Renting and Investing in River Edge

Rentals in River Edge come mostly from garden apartment complexes, two-family homes and rented single-family homes. Two train stations and the 165 bus make the borough a practical choice for commuting renters. We help renters find units that fit their budget and commute, and we help landlords price, market and screen tenants. For investors, we'll look at realistic rents, taxes, insurance and condition so the numbers work before you buy.
