Park Ridge, NJ Real Estate Guide for Buyers, Sellers & Renters
Park Ridge is a Pascack Valley borough at the northern edge of Bergen County, home to 8,883 residents as of the 2020 Census and covering about 2.6 square miles. Incorporated in 1894, it stands out for something few New Jersey towns can claim: the borough owns and runs its own electric and water utilities. Add a historic train station in the middle of downtown, and Park Ridge offers a mix that is worth understanding before you buy, sell, rent or invest here.
Why People Choose Park Ridge
The borough's public utilities go back more than a century. In 1904 Park Ridge dammed Pascack Brook to generate power for its first electric customers, and in 1924 it started its own water supply. Today borough wells supply water to both Park Ridge and neighboring Woodcliff Lake. The borough says it is one of only nine New Jersey municipalities that own and operate utilities supplying both water and electricity. For homeowners, that means electric and water bills come from the borough, with rates set by ordinance.
The downtown is compact. Borough Hall (53 Park Avenue), the Park Ridge Public Library (51 Park Avenue) and the train station all sit within a short walk of each other along Park Avenue and Broadway. In July 2015 the New Jersey Department of Transportation designated Park Ridge the state's 29th Transit Village, recognizing its push for walkable, mixed-use development around the station.
Getting Around: Commuting from Park Ridge
- Train: Park Ridge station, at Park Avenue and Broadway, is on NJ Transit's Pascack Valley Line between Montvale and Woodcliff Lake. Trains run to Hoboken, and riders bound for New York Penn Station transfer at Secaucus Junction. The borough restored the 19th-century wood-frame station building in the 1980s as part of a downtown revitalization.
- Commuter parking: Borough commuter lots near the station require an annual resident decal, sold at Borough Hall.
- Bus: Coach USA/Rockland Coaches provides local and express bus service through the borough.
- Car: The Garden State Parkway, the New York State Thruway and the Palisades Interstate Parkway are all a short drive from downtown, and Kinderkamack Road runs through town.
Neighborhoods and Housing Types
Park Ridge is mainly an ownership market. Census Bureau estimates for 2020–2024 put the owner-occupied share of homes at about 81 percent. Here's what you'll find:
- Single-family homes: Most of the borough is zoned for detached single-family homes, in four residential districts (R-40, R-20, R-15 and R-10).
- Apartments near the station: Station Place at Park Ridge, at 90 Park Avenue directly across from the train station, was completed in 2007 with one- and two-bedroom apartments. A block away, the Effron Building at 70–72 Park Avenue, finished in 2013, has apartments above ground-floor commercial space.
- New multifamily zoning: The borough has affordable housing zones on Hawthorne Avenue (AH-1) and at Spring Valley Road and Brae Boulevard (AH-2). In February 2026 the council introduced an ordinance to raise the allowed density in AH-1, switch AH-2 to inclusionary development with a 20 percent affordable set-aside, and create an AH-3 zone at Wampum Road and Sulak Lane.
Buying a Home in Park Ridge
A few things we help Park Ridge buyers check:
- Municipal utilities: Because the borough supplies electric and water service, we'll help you confirm service details and any connection requirements, especially for renovations, additions or new construction.
- Flood hazard areas: Pascack Brook is a state-studied waterway, and the borough's floodplain management ordinance adopts FEMA's 2019 Flood Insurance Study for Bergen County. For any home near the brook, we check the flood maps, elevation and insurance costs before you make an offer.
- Older-home inspections: For an older home, plan a full inspection of the roof, electrical, plumbing, heating and drainage, and ask for the permit history.
- Multi-unit homes: If a two-to-four unit property comes up, an FHA loan lets you buy it with a low down payment as long as you live in one of the units.
- Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering.

Selling Your Park Ridge Home
Park Ridge sellers can point to a walkable downtown, a station with direct trains to Hoboken, a borough pool and borough-run utilities. Value still depends on the zoning district, lot size, condition, distance to the train and any flood exposure. We'll prepare a free comparative market analysis using recent sales of homes like yours, then market your home across the MLS and every major online channel.
Renting and Investing in Park Ridge
Rentals are limited here, and the buildings near the station are among the main options. Investors and homeowners should know that the borough's affordable housing ordinance, adopted in February 2026, includes an accessory apartment program. It lets owners of detached single-family homes in the R-40, R-20, R-15 and R-10 zones add an apartment. These units must be rented to income-qualified households for at least 10 years under a recorded deed restriction, and the borough offers subsidies for a limited number of them. We help investors run realistic numbers on rents, taxes, insurance and repairs, and we help landlords price, market and screen tenants.
