Palisades Park, NJ Real Estate Guide: Buy, Sell & Rent

October 16, 2026•6 min read

Palisades Park is a small, dense borough in southeastern Bergen County, with about 20,300 residents as of the 2020 Census on roughly 1.3 square miles. Incorporated in 1899 from part of the old Ridgefield Township and named for its spot atop the New Jersey Palisades, it sits just minutes from the George Washington Bridge. Today it is best known for Broad Avenue, one of the busiest restaurant and shopping streets in North Jersey, and for a wave of large residential projects now moving through the borough's approval process. Here's what to know before you buy, sell, rent or invest in Palisades Park.

Why People Choose Palisades Park

Location does a lot of the work. Palisades Park borders Fort Lee, so the George Washington Bridge and Manhattan are close, and U.S. Routes 1/9 and 46 cross the southern part of town.

Then there's Broad Avenue. The borough's central business district runs along it for more than ten blocks, lined with Korean restaurants and shops. Visitors come from across the region for barbecue spots, Korean Chinese restaurants, bakeries, dessert cafés, karaoke bars, grocery markets and bookstores, with more businesses spilling onto Grand Avenue and Bergen Boulevard.

Getting Around: Commuting from Palisades Park

  • Bus to Manhattan: NJ Transit routes 127, 154, 155, 157, 166 and 168 serve the borough with service to the Port Authority Bus Terminal in Midtown. Rockland Coaches routes 11T/11AT and 20/20T also run to Port Authority.
  • Local bus: NJ Transit route 83 connects the borough with Jersey City, and routes 751 and 755 provide local service around Bergen County.
  • Jitneys: Privately operated jitney vans link Palisades Park with Fairview, North Bergen, West New York, Union City and Jersey City.
  • Car: U.S. Route 1/9, U.S. Route 46, Route 5, Route 63, Route 93 and County Route 501 all pass through the borough. The George Washington Bridge is a short drive away through Fort Lee.
  • Rail: Palisades Park has no passenger rail station, so most commuters take the bus or drive.

Housing Types in Palisades Park

With more than 7,600 housing units packed into just over a square mile, Palisades Park is one of the more built-up towns in Bergen County. The housing stock includes:

  • Single-family homes: Detached houses remain part of the mix, though fewer come up for sale as the borough redevelops.
  • Two-family homes and duplexes: Zoning that permits duplex homes on lots that once held a single-family house has driven much of the borough's growth, so newer two-unit buildings are a big part of what's for sale. Some are owned as two separate condominium units, which can give buyers a newer-construction option at a lower entry point than a detached house.
  • Apartments and mixed-use buildings: Rental units in multi-family buildings, with the borough's land use plan now steering new multifamily and mixed-use housing to designated sites.
  • New high-rise construction (planned): The borough is moving toward much taller residential buildings. In 2026 the Planning Board approved The Grandline at 21 Grand Avenue, a 6.2-acre project with 510 apartments in 17- and 19-story towers plus more than 175,000 square feet of retail. A separate redevelopment plan for 121-131 West Ruby Avenue and 20-40 Fairview Street allows up to 540 units in a building of up to 20 stories, with groundbreaking targeted for 2028.

Buying a Home in Palisades Park

Buyers here usually weigh a condo unit in a newer duplex, an older single-family home or a two-family. If you plan to live in one unit of a two-to-four family property, an FHA loan lets you buy with a low down payment, and the rent from the other unit can help carry the mortgage.

A few things we check with every Palisades Park buyer:

  • Condo documents: If you're buying one unit of a condo-converted duplex, the association may be just two owners. We review the master deed, shared-cost arrangements, insurance and any reserves before you make an offer.
  • Older-home condition: For older houses, a full inspection of the roof, heating system, electrical and plumbing is a must.
  • Property taxes: We pull the current tax figure for every home you're considering so you can budget accurately.

Selling Your Palisades Park Home

GWB access, Manhattan bus service and the pull of Broad Avenue give Palisades Park sellers a broad buyer pool: commuters, first-time buyers and investors. Pricing, though, depends heavily on property type and age. A newer duplex condo, an older single-family and a two-family each compete differently. We start with a free comparative market analysis based on recent sales of homes like yours, then market your property across the MLS and every major online channel.

Renting and Investing in Palisades Park

Renters will find units in two-family homes and apartment buildings throughout the borough, with bus service to Manhattan close by. The planned towers on Grand Avenue and West Ruby Avenue would add hundreds of new apartments, including required affordable units, over the coming years. For investors, two-family homes and condo units are the core opportunity. We'll help you work through realistic rents, taxes, insurance and condition before you buy, and we help landlords price, market and screen tenants.
