Mahwah, NJ Real Estate Guide for Buyers, Sellers & Renters
Mahwah is the northernmost corner of Bergen County, a township of about 25,500 residents as of the 2020 Census that runs right up to the New York state line. At nearly 26 square miles, it is the largest municipality in Bergen County by area, more than twice the size of Paramus. That land holds a mix you rarely find in one town: thousands of acres of county parkland in the Ramapo Mountains, a public college, a corridor of corporate campuses, and a commuter rail station. Here's what to know before you buy, sell, rent or invest in Mahwah.
Why People Choose Mahwah
Space and open land are the big draws. Mahwah sits on the edge of the New Jersey Highlands, and three Bergen County parks lie inside its borders, including Ramapo Valley County Reservation, which the county calls its largest park area at more than 4,000 acres. That means hiking, camping and river access close to home.
Mahwah is also an employment center in its own right. Jaguar Land Rover opened its North American headquarters on a 12-acre campus in Mahwah in 2018, and the township is home to other corporate offices and Ramapo College of New Jersey. The Ramapo River runs through the western part of town, and the area's history shows up in landmarks like the restored 1871 Erie Railroad depot, now preserved by the local historical society.
Getting Around: Commuting from Mahwah
- Train: Mahwah station, at North Railroad Avenue and East Ramapo Avenue, is served by NJ Transit's Main Line and Bergen County Line, with connections at Secaucus Junction for New York Penn Station and service to Hoboken Terminal. Limited Metro-North Port Jervis Line trains also stop here, and Suffern, New York, is the next stop to the north. Parking at the station is by permit.
- Bus: Short Line commuter buses connect Mahwah to New York City along the Route 17 corridor, with service into the Port Authority Bus Terminal in Midtown.
- Car: Interstate 287 and Route 17 meet in Mahwah, and I-287 continues across the state line to the New York State Thruway. U.S. Route 202 (Ramapo Valley Road) runs through the township past Ramapo College.
Neighborhoods and Housing Types
Because Mahwah covers so much ground, it includes a number of named sections, among them Cragmere, Darlington, Fardale and West Mahwah, a mixed residential and commercial area. Housing here is newer on average than in much of Bergen County. According to Census Bureau American Community Survey estimates, about half of all homes were built in the 1980s and 1990s, and the median year built is 1984.
- Single-family homes: Detached houses make up a little under half of Mahwah's housing.
- Townhouses: About one in five homes is a single-family attached unit, such as a townhouse. Townhouse and condo communities give buyers a lower-maintenance option, often with an association handling exteriors and grounds.
- Multi-unit buildings: Apartment and condo buildings of varying sizes account for most of the remainder, along with a smaller number of three- and four-unit properties.
- New construction: Townhouse projects continue to come before the planning board, including proposals that pair market-rate units with affordable units.
Buying a Home in Mahwah
Mahwah gives buyers a real choice between a detached house with a yard and an attached home with shared upkeep. A few things we help buyers check:
- Association documents: For townhouses and condos, we review monthly fees, reserves, rules and any planned special assessments before you commit.
- Home age and systems: Many homes date to the 1980s and 1990s, so roofs, HVAC, windows and decks may be reaching replacement age. A thorough inspection matters.
- Flood zones: The National Weather Service has tracked more than 100 floods on the Ramapo River gauge near Mahwah. Properties near the river and its tributaries may fall in flood zones, so we check FEMA maps and insurance needs early.
- Property taxes: Taxes are a major part of any New Jersey budget. We pull the current tax figure for every home you're considering.
- FHA buyers: FHA financing can work for condos in approved complexes and for single-family homes. If you're considering a three- or four-unit property, FHA allows a low down payment when you live in one of the units.

Selling Your Mahwah Home
In Mahwah, a detached colonial, a townhouse in an association community and a condo each compete in their own market, and pricing has to reflect the right comparables. Association fees, recent updates and proximity to the train or to Route 17 and I-287 can all move value. We'll prepare a free comparative market analysis built on recent sales of homes like yours, then market your property across the MLS and every major online channel.
Renting and Investing in Mahwah
Rental demand in Mahwah comes from several directions: the corporate offices in the township, Ramapo College, and commuters who want rail and bus access to New York. Rental options include apartment complexes, condos and townhouses offered by individual owners. We help renters find units that fit their budget and commute, and we help landlords price, market and screen applicants. For investors, we'll walk through realistic rents, taxes, association fees and condition so the numbers hold up before you buy.
