Bogota, NJ Real Estate Guide for Buyers, Sellers & Renters
Bogota is a compact Bergen County borough on the east bank of the Hackensack River, with 8,778 residents as of the 2020 Census on about three-quarters of a square mile of land. It sits directly across the river from downtown Hackensack, between Teaneck and Ridgefield Park, which puts downtown Hackensack, Route 4 and Interstate 80 a short trip from home. For buyers who want a small, walkable municipality in the middle of Bergen County, Bogota is worth a close look. Here's what buyers, sellers, renters and investors should know.
Why People Choose Bogota
Location comes first. Bogota is bordered by Hackensack to the west, Teaneck to the north and east, and Ridgefield Park to the south, which keeps downtown Hackensack and the Route 4 corridor close by. At the same time, the borough is small enough that its municipal services are concentrated in a few places. Borough Hall at 375 Larch Avenue houses the borough offices, building department, tax assessor and collector, police department and the public library under one roof.
Bogota has also been investing in its public spaces. A new borough recreation center at 162 West Main Street is now complete, improvements to Veterans Park are finished, and the borough is planning tennis, pickleball and basketball courts at Olsen Park. Bogota has held Tree City USA status for more than 20 years and carries a Sustainable Jersey bronze certification.
Getting Around: Commuting from Bogota
- Bus to Manhattan: NJ Transit's Route 155 runs Bogota–Ridgefield Park–New York during weekday peak hours. Route 168 to the Port Authority Bus Terminal makes stops along Queen Anne Road and West Fort Lee Road.
- Rail: Bogota has no active passenger rail station. Passenger service on the line through town ended in 1966, and the tracks now carry freight, so rail commuters typically drive or take a bus to a station in a nearby town.
- Car: Interstate 80 can be reached at Exit 67 in neighboring Ridgefield Park, and Route 4 is a short drive north through Teaneck. Both connect to the George Washington Bridge, the New Jersey Turnpike and the Garden State Parkway.
Neighborhoods and Housing Types
Bogota doesn't divide itself into named neighborhoods the way larger towns do. With less than a square mile of land, it is easier to think about the borough in terms of streets and anchors: River Road and West Main Street near the Hackensack River, Queen Anne Road and the Fort Lee Road corridor, and the residential blocks around Borough Hall on Larch Avenue. When you start your search, we'll walk you through the single-family, two-family and apartment options that are actually on the market at that moment.
Buying a Home in Bogota
In a borough this size, only a handful of homes may fit your criteria at any one time, so being ready to move matters. Get pre-approved before you start touring, and know which property types you're open to. We can connect you with a lender to get that done.
A few things we help Bogota buyers check:
- Two-family homes and FHA: If you're buying a two-to-four unit property with an FHA loan, you can put down a low down payment as long as you live in one of the units. Rent from the other unit can help offset your housing costs.
- Older-home inspections: If the home you choose is decades old, we recommend a full inspection that covers the roof, heating system, electrical service, plumbing and any oil tank history.
- Permits and certificates: Bogota's building department is at Borough Hall. We confirm that past renovations were permitted and that the seller can deliver any certificates the borough requires at closing.
- Flood maps: Because the borough borders the Hackensack River, we check the FEMA flood map status and insurance requirements for every property you consider.
- Property taxes: Taxes are a big part of any New Jersey budget. We pull the current tax figure for each home so your monthly payment estimate is accurate.
Selling Your Bogota Home
Bogota's position between Hackensack and Teaneck, with a direct bus line to Midtown, gives sellers a wide pool of potential buyers: commuters, first-time buyers, move-up buyers and investors. Because the borough is small, comparable sales can be few, and pricing has to account for the exact property type and location. We'll prepare a free comparative market analysis based on recent sales of homes like yours, then market your home across the MLS and every major online channel.
Renting and Investing in Bogota
Renters come to Bogota for the bus access to New York and the short trip into Hackensack. We help renters find units that fit their budget and commute, and we help landlords price, market and screen applicants for their rentals.
For investors, two-to-four family properties are the most common way into the Bogota market. Before you buy, we'll help you run realistic numbers on rents, taxes, insurance, condition and any needed updates so the property works from day one.
