Englewood, NJ Real Estate Guide for Buyers, Sellers & Renters

October 15, 2026

Englewood is a city in eastern Bergen County, set just west of the Palisades and a short drive from the George Washington Bridge. The 2020 Census counted 29,308 residents, the highest total in the city's history. Englewood combines a walkable downtown built around a performing arts center, a major hospital, a 150-acre nature preserve and a housing stock that runs from historic homes to new elevator apartment buildings. (It's also a separate municipality from neighboring Englewood Cliffs.) Here's what to know before you make a move.

Why People Choose Englewood

Few Bergen County towns put this much close together. Downtown centers on Palisade Avenue and the blocks around Engle and Dean Streets, a compact grid of small blocks lined with storefronts, restaurants and newer mixed-use buildings. bergenPAC, the Bergen Performing Arts Center on North Van Brunt Street, anchors the district and hosts about 150 events a year.

Englewood Hospital is on Engle Street, and the city sits within minutes of the GWB, Route 4 and Interstate 95. For open space, MacKay Park and Flat Rock Brook Nature Center, a preserve made up of remnants of the old Palisades forest, are both inside city limits.

Getting Around: Commuting from Englewood

  • Bus to Manhattan: Englewood has no commuter rail station today, so buses do the heavy lifting. NJ Transit Route 166 runs along Dean and Engle Streets to the Port Authority Bus Terminal in Midtown. Routes 171, 175, 178 and 186 connect to the George Washington Bridge Bus Station, and routes 756 and 780 provide local service.
  • Car: Route 4 and a short stretch of Interstate 95 cross the south end of the city, and Route 93 and County Routes 501 and 505 also run through Englewood. The George Washington Bridge is just a few miles away.
  • Light rail (proposed): NJ Transit is studying a 10-mile extension of the Hudson-Bergen Light Rail along the old Northern Branch, with the terminal currently planned at Englewood Hospital. In November 2025 the agency sought a contractor to prepare the project's environmental impact statement. No construction or opening date has been set, so treat it as a possibility, not a commute plan.

Neighborhoods and Housing Types

The city's master plan describes Englewood's housing as ranging "from historic to modern and large to small," and residential neighborhoods cover about three-quarters of the city's land. What you'll find:

  • Downtown: Newer rental buildings within walking distance of Palisade Avenue, such as One William, a five-story, 185-unit building one block from MacKay Park and three blocks from bergenPAC.
  • Englewood South: The district south of downtown, near Route 4 and I-95, has traditionally been offices, warehouses and light industry. It has been shifting toward housing and mixed use, with condominiums and apartments built there in recent years. EVO, a 220-unit rental community at 40 Bennett Road across from MacKay Park, is one example.
  • Historic homes: Grand Avenue is home to several houses on the National Register of Historic Places, including the Thomas Demarest, Garret Lydecker and Demott-Westervelt houses.
  • Highwood: A community on the north side that lies partly within the city, once served by its own Erie Railroad stop.

Buying a Home in Englewood

Because Englewood's housing is so varied, the right strategy depends on the property type. Here's what we help buyers check:

  • Older homes: Many Englewood homes are decades old. Get a thorough inspection covering the roof, heating system, electrical, plumbing, oil tanks and sewer line.
  • Condo associations: For newer condos downtown and in Englewood South, we review monthly fees, reserves, rental rules and any special assessments before you commit.
  • Multi-family and FHA: An FHA loan can be used on a two-to-four family property with a low down payment, as long as you live in one of the units. Rent from the other unit can help cover the mortgage.
  • Property taxes: Taxes vary a lot from home to home in Bergen County. We pull the current tax figure for every property you're seriously considering.

We can also connect you with a lender for pre-approval before you start touring.

Selling Your Englewood Home

An Englewood seller could be marketing anything from a historic house near Grand Avenue to a newer downtown condo, and each one draws a different buyer. Hospital staff, Manhattan commuters, buyers moving up from apartments and investors all shop here, so the marketing has to reach the right audience. We start with a free comparative market analysis based on recent sales of homes like yours, help you prepare the property, and list it on the MLS and every major home search site.

Renting and Investing in Englewood

New buildings like One William and EVO, together with older apartments and multi-family homes across the city, give Englewood a wide range of rentals near downtown, the hospital and the Route 4 bus corridor. We help renters find units that fit their budget and commute, and we help landlords price, market and screen tenants for their rentals.

Investors should note that Englewood's city code includes rent leveling rules (Chapter 325, Rental Property) as well as rental licensing and registration requirements. Before you buy an income property, we'll help you confirm which rules apply to it and run realistic numbers on rents, taxes, insurance and condition.

Local Landmarks and Amenities

  • bergenPAC (Bergen Performing Arts Center), 30 North Van Brunt Street
  • Downtown dining and shopping along Palisade Avenue
  • Englewood Hospital on Engle Street
  • Flat Rock Brook Nature Center, a 150-acre preserve with about 3.6 miles of trails
  • MacKay Park, with a pool, ice rink, walking path and athletic fields
  • Depot Square and the former Erie Railroad station
  • Historic homes along Grand Avenue listed on the National Register of Historic Places
  • Public schools: Englewood Public School District, including Dwight Morrow High School / Academies@Englewood
